A patio that looked deep and rich when the sealer went on, and looks like it has been dusted with flour three days later, is one of the most demoralizing outcomes in home improvement. The cause is almost never a defective product. In nine cases out of ten, water was inside the pavers or the joint sand when the sealer sealed the surface, and it has been trapped there ever since.

1. What Blushing Actually Is

A film-forming sealer, whether acrylic or urethane, dries into a continuous transparent layer sitting on top of the paver. Transparent means light passes through it cleanly, which is what produces that wet, saturated look people seal pavers for in the first place.

Introduce microscopic droplets of water into or beneath that film and the optics change completely. Light hits the boundary between the resin and each droplet and scatters instead of passing through. Millions of tiny scattering points read to the eye as white — the same reason clear ice looks white when it is full of bubbles, and the same reason clouds are white when the water in them is not.

That is blushing, sometimes called clouding or milkiness. The sealer itself has not changed color and it has not failed chemically. The film is simply full of water it cannot release, because the film is the thing preventing the release.

Solvent-based acrylics blush most readily, because they set fast and form a tight, continuous film that has little permeability. Water-based acrylics are somewhat more forgiving. Penetrating silane and siloxane sealers essentially cannot blush, because they do not form a surface film at all — they react inside the pore structure and leave the surface open to breathe.

2. Diagnosing Which White You Have

Three different problems produce a white patio, and they need completely different responses. Sort yours before touching anything.

There is a quick field test that separates blushing from efflorescence trapped under sealer. Wet a small area and look at it while it is wet. Blushing usually darkens and temporarily disappears when water raises the refractive index at the surface, then returns as it dries. Efflorescence under a film does not change at all.

Note where the white is, too. Blushing tends to be worst in shaded areas, low spots and along joints — anywhere the substrate held moisture longest. Efflorescence appears in irregular patches unrelated to shade, and often follows individual pavers rather than areas of the patio.

3. The Six Causes, in Order of Likelihood

1. Sealing Damp Pavers

The dominant cause. Concrete pavers are porous and hold water far longer than their surface suggests. A patio that was rained on or cleaned two days ago can look bone dry and still be carrying moisture that will have nowhere to go once a film goes over it.

2. Wet Joint Sand

The sand between pavers is a reservoir, and it dries much more slowly than the paver faces. Polymeric sand is worse still, because it is designed to hold together and shed water rather than drain. Sealing over damp joints pushes moisture sideways into the paver edges, which is why blushing so often starts as a halo around each joint.

3. Applying Too Much Sealer

A film thick enough to look glassy is a film thick enough to be genuinely impermeable. Heavy application also pools in low spots and joints, and those pools are where whitening appears first. Two thin coats at the published rate is the correct approach — usually 150 to 250 square feet per gallon per coat on pavers.

4. High Humidity or Dew During Cure

Moisture does not have to come from below. Sealing on a humid afternoon, or on an evening when dew will form before the film sets, puts water into the curing film from above. This is the version that catches people who correctly waited for the pavers to dry.

5. Sealing New Pavers Too Soon

Concrete pavers push mineral salts to the surface for months after manufacture. Sealing during that period traps the salts under the film, producing a white bloom that no amount of surface cleaning can reach. Sixty to ninety days is the usual minimum, and a full season is safer.

6. Groundwater and Poor Drainage

A patio over a base that stays wet — a low area, a downspout discharge, a failed base without adequate drainage — supplies moisture indefinitely. Sealing over this produces whitening that returns no matter how many times you re-melt or strip the film, and the real fix is drainage rather than chemistry.

4. Fixing a Solvent-Based Sealer With Xylene

This is the repair that surprises people, because it is genuinely straightforward when the sealer is a solvent-based acrylic. Xylene re-dissolves the acrylic film, letting it flow again and releasing the trapped moisture as it re-cures. The film ends up clear and the patio recovers its intended appearance.

Confirm the Sealer Type First

Xylene works on solvent-based acrylics and does essentially nothing to a water-based product except make a mess. If you do not know what was applied, test a small hidden area — a solvent acrylic will go tacky and glossy within a minute of contact.

Wait for Hot, Dry Weather

The whole point is to release moisture, so doing it on a humid day defeats the purpose. Pick a day above 75 degrees with low humidity and no rain forecast for 24 hours, and work when the pavers are warm but not scorching.

Apply, Then Let It Work

Apply xylene with a low-pressure sprayer or a roller at roughly 200 to 300 square feet per gallon, working in manageable sections. The film will soften and reflow within minutes. Do not scrub, do not squeegee, and do not walk on it — let it flatten out and re-cure on its own.

Safety Is Not Optional Here

Xylene is highly flammable and its vapors are genuinely hazardous. Work outdoors only, wear chemical-resistant gloves and eye protection, use a respirator rated for organic vapor, keep every ignition source well away including pilot lights and grills, and never do this in an enclosed courtyard with no air movement.

If Xylene Does Not Clear It

Haze that returns after a xylene treatment means moisture is still arriving from below — a drainage problem, a wet base, or joint sand that never dried. Re-melting a second time will not fix a supply of water. Strip the sealer entirely, solve the drainage, let the patio dry for a week of good weather, and start over with a breathable penetrating sealer.

5. Fixing a Water-Based Sealer

Water-based acrylics do not re-melt with solvent, so there is no equivalent shortcut. On the other hand, they are more breathable to begin with, and mild blushing under a water-based sealer often clears on its own given several weeks of hot, dry weather. It is genuinely worth waiting out a summer before doing anything drastic.

When it does not clear, the route is removal. A dedicated acrylic sealer stripper, applied at the rate on the label and given its full dwell time, will lift the film so it can be rinsed or vacuumed away. Expect this to take more than one application on a heavy coat, and expect to need a stiff brush on textured pavers where the film sits in the texture.

Once the film is off, the patio has to dry thoroughly — a week of good weather is not excessive after a stripping job, because you have just applied a great deal of liquid to a porous surface. Test with plastic sheeting taped down overnight before resealing.

When you do reseal, consider changing chemistry rather than repeating the same product. A penetrating silane or siloxane sealer cannot blush, needs no film to maintain, and does not peel. 6. Dealing With Efflorescence

Efflorescence is not a sealer problem, but it becomes one the moment it gets sealed under a film. It happens because concrete pavers contain soluble calcium compounds; water moving through the paver dissolves them, carries them to the surface, and evaporates, leaving the salt behind as a white powder.

On unsealed pavers it is a nuisance rather than a defect, and it usually diminishes over the first year or two as the available salts are exhausted. Rain gradually removes it. A dedicated efflorescence cleaner, which is a mild acid, removes it immediately.

The mistake is sealing over it. Once a film goes on top, the bloom is permanent until the film comes off, and worse, water still moving through the paver keeps depositing more salt at the interface. That is why some patios look progressively whiter over the months after sealing rather than better.

7. Preventing It Next Time

Prevention is entirely about moisture and timing, and it costs nothing except patience.

  • Wait 24 to 48 hours of warm dry weather after any rain or cleaning, and longer in shade or humidity.
  • Check the joint sand specifically — press a screwdriver in and look at what comes out.
  • Tape plastic sheeting to a few pavers overnight; condensation underneath means wait longer.
  • Let new pavers weather 60 to 90 days, and clean off efflorescence before sealing.
  • Seal in the morning so the film sets before evening dew, not late in the afternoon.
  • Check that overnight humidity will not spike, and skip days with a big temperature swing.
