Why Is My Driveway Sealer Peeling?
Peeling is an adhesion failure, and adhesion is decided before the sealer goes down. That means the cause is almost always in the preparation rather than in the product.

1. Read the Flakes First
Before guessing at a cause, look at what is on the underside of a lifted piece. It narrows the diagnosis faster than anything else.

The Distinction That Matters
Sealer failing is fixable. Asphalt failing is not a sealing problem.
If the underside of the flake is clean, the sealer let go of the driveway and you have an adhesion problem to correct. If asphalt aggregate is stuck to it, the surface itself came away, which means the driveway is deteriorating underneath and no amount of resealing addresses that. The second case is a resurfacing conversation rather than a sealing one.
2. Cause One: Something Was in the Way
The most common cause by a wide margin. Sealer bonds to asphalt, and it cannot bond to anything sitting on top of the asphalt.
- Oil and transmission fluid, which soak in and defeat adhesion completely at that spot.
- Dust and fine dirt, which look like nothing and act as a release layer.
- Chalky oxidised asphalt, where the surface itself has degraded into loose powder.
- Moss, algae and organic growth, especially in shaded areas.
- De-icing salt residue left from the previous winter.
- Tyre marks and rubber deposits in turning areas.
Oil is the one to take seriously, because washing does not fix it. It penetrates porous asphalt and no amount of pressure lifts what has gone below the surface, so it needs a degreaser or an absorbent poultice that draws it back out. Chalking is the subtler one. An older driveway that has oxidised sheds a fine powder when you rub it, and sealer applied over that bonds to the powder rather than the asphalt. The test is simple: run a hand across the surface and look at your palm. If it comes away grey, the driveway needs a thorough wash and full drying before anything goes on it.
3. Cause Two: Too Much Sealer
The counterintuitive one, and the reason well-intentioned owners who seal every year end up with the worst-looking driveways on the street.
Sealer builds up. Each coat sits on the previous one, and coatings that thick become rigid and brittle, losing the flexibility to move with asphalt as it expands and contracts. Eventually the accumulated layer cracks in a fine spiderweb pattern and begins to flake off in sheets, usually taking the coats below it along.
- Look for flakes with old sealer on the underside rather than asphalt, which is the signature of this failure.
- Look for a fine crazed pattern across large areas rather than isolated lifting.
- Consider how often the driveway has been sealed. Every year for several years is enough to cause it.
- Check whether coats were applied too thick, which reaches the same place faster.
- Note that thick application also traps moisture and solvent, which weakens every layer above.

4. Cause Three: Moisture and Weather
Sealer needs the surface dry when it goes down and needs time to cure before anything wets it. Failures here are dramatic and usually appear within days rather than seasons.

5. The Remaining Causes
Three more, less common but each responsible for a recognisable pattern of failure.
Traffic Before Cure
Peeling confined to wheel tracks, with the rest of the driveway intact, is almost always this. Sealer is dry to the touch long before it is cured, and turning tyres apply a shearing force that lifts a coating that has not fully hardened. Sealing Over Uncured Crack Filler
Localised soft, wrinkled or lifting patches directly over repairs. The filler was still off-gassing when it was covered, and the trapped solvent kept the sealer above it soft. Most fillers want 24 to 48 hours, and cold patch commonly wants 30 days.
Incompatible Products
Layering different sealer chemistries can produce poor adhesion, particularly applying certain products over an old coat of a different type. Where the driveway history is unknown, a small test patch left for a few weeks is cheap insurance against redoing the whole surface.
That test patch habit is worth adopting generally. A square metre sealed and left through a rain cycle and a warm day tells you more about how the product will behave on your specific driveway than any label claim, and it costs an hour.
6. How to Fix It
The unwelcome answer is that peeling sealer has to come off. Coating over a failing layer produces a new coating that fails with it, usually faster.
- Remove everything loose. Scrape, wire brush, and pressure wash until nothing more lifts.
- Keep going past the visibly peeling area, since the edge of a failure is rarely where it stops.
- Where buildup is the cause, the old sealer generally has to come off entirely rather than partially.
- Address the underlying cause: degrease the oil, wash off the chalk, or fix the drainage.
- Let the surface dry completely, which after washing means longer than it looks.
- Test a small area with the new product and give it a couple of weeks before committing.
- Apply thin coats, in the right weather, and keep traffic off for the full cure.

Before You Redo Anything
Establish whether it was the sealer or the driveway.
If the flakes had asphalt aggregate stuck to them, the surface itself is coming apart, and a perfect sealing job over a failing driveway fails too. That is a resurfacing question rather than a sealing one, and it is worth answering before spending another weekend and another set of pails on the same square metres.
7. Getting It Right Next Time
Every cause above maps to a preparation step, which is where the whole job is won or lost.

8. Peeling on Concrete Is a Different Problem
Everything above assumes asphalt. Concrete sealers fail by peeling too, and the causes only partly overlap, so applying asphalt logic to a concrete drive leads people to the wrong fix.

The moisture row is the important difference. Concrete on grade wicks vapour up from the ground continuously, and a film-forming sealer traps it until it lifts, exactly as happens with garage floor coatings. Asphalt is flexible and porous enough that this is rarely the cause there, so a concrete drive that peels warrants a moisture test that an asphalt one does not.
The other concrete-specific answer is chemistry. Penetrating sealers soak into the slab rather than forming a film, so there is nothing to peel and vapour passes through freely.
