Epoxy is chemically tough and mechanically hard, but its gloss lives in the top few thousandths of an inch, and acid takes it away permanently.
1. What You Are Actually Cleaning
A finished epoxy garage floor is not one material. In a typical system there is a primer bonded into the concrete, one or two pigmented epoxy build coats, often a broadcast layer of vinyl flake, and finally a clear topcoat — usually polyurethane or polyaspartic on a quality install, or a second pass of epoxy on a budget kit. Everything you see, touch, walk on and clean is that topcoat. The colored layer underneath is doing structural work; the clear layer is doing all the appearance work.
That matters because cleaning damage is nearly always topcoat damage. A floor that looks worn out after three years usually has a perfectly intact epoxy body with a scratched, hazed or etched clear coat sitting on top. The good news is that this is the cheapest possible failure to fix — a scuff sand and a fresh coat of clear restores it completely for a fraction of what a full recoat costs. 2. The Maintenance Routine That Actually Works
Epoxy maintenance is boring by design. Three habits cover ninety percent of it, and the frequency matters more than the effort put into any single session.
Weekly: Dust Mop or Blow Out
The thing that scratches an epoxy floor is grit. Sand, road salt crystals, and the fine aggregate that falls off a car underbody act like sandpaper under tires and shoes, and every pass grinds a little more gloss off the topcoat. A microfiber dust mop takes four minutes for a two-car garage and removes essentially all of it. This is where most people go wrong by reaching for dish soap. Dish soap works, but it leaves a surfactant film that dries slick and dulls the reflection. Road salt and de-icing brine are the hardest thing a residential garage floor deals with. The brine that drips off a car in February is corrosive, and once the water evaporates the salt crystals remain as abrasive grit. Through the salt season, rinse or mop every two to three weeks rather than monthly. A cheap rubber-backed containment mat under each vehicle cuts the problem dramatically.

Once a year — most sensibly in spring, after the last salt has come off the roads — the floor benefits from a full wash rather than a mop. Budget two hours for a two-car garage and do it on a day warm enough that the floor dries within an hour or two.

Move everything out, including the shelving if it is not fixed. Sweep or blow the entire slab, paying attention to the perimeter where grit accumulates against the wall and to the corners of the vehicle bays. Pull the water off, let the film that remains dry, and the floor should come back to full gloss.
Step 5: Inspect While It Is Clean
A clean, dry floor is the only time you can honestly assess the coating. Look for chips at the door threshold, hairline cracks telegraphing up from the slab, edges lifting near the apron, and any area where the gloss no longer matches. Small chips can be spot-repaired with a compatible patch kit. Widespread dullness across the wheel paths but nowhere else is the classic sign that a clear coat has worn thin and should be refreshed before the color layer starts taking damage.

Ammonia deserves its reputation as the default. It cuts oil film, evaporates completely, leaves no residue to build up, and costs almost nothing. The one caution is the obvious one: never mix it with bleach, and ventilate the space while you work. If the smell is a problem, a commercial pH-neutral cleaner does the same job with less complaint, and the concentrate is cheap enough per gallon of working solution that the premium hardly registers.
5. What Never to Use on Epoxy
This is the section worth remembering, because everything here causes damage that cleaning cannot undo.
Anything Acidic
Vinegar, lemon juice, citrus cleaners, phosphoric acid rust removers, and every product sold as a concrete etch. Acid attacks the topcoat resin and leaves a permanent chalky dullness. The damage is often uneven, which looks worse than uniform wear.
Strong Solvents Left to Dwell
A quick wipe of mineral spirits on a rag to lift a tire mark is fine. Pouring lacquer thinner, acetone or brake cleaner onto the floor is not — those soften the coating and can leave a permanently soft, tacky patch that collects dirt forever.
Steel Wool, Wire Brushes and Scouring Pads
All of them cut the topcoat. Steel wool has the added problem of leaving fine steel fragments behind that rust into orange freckles across an otherwise clean floor.
High-Pressure Washing at a Narrow Tip
A zero-degree or fifteen-degree tip at 3,000 PSI will lift coating edges, drive water beneath the film at any crack or chip, and strip flake out of a decorative floor. Low pressure with a wide fan is genuinely useful; the turbo nozzle is not.
Rock Salt Spread on the Floor
Some people salt the garage floor to melt what the car brings in. Salt is corrosive to the coating and to any exposed concrete at the edges, and it turns into abrasive grit as the water evaporates. Use a containment mat instead.

Hot Tire Marks
The dark patches under where the tires sit are not dirt, and scrubbing harder does not help. When a tire heats up on the highway, plasticizers migrate out of the rubber and stay soft; when the hot tire parks on a coating, that material transfers and grabs. On a properly installed floor with a good topcoat, it lifts with a degreaser and a nylon brush. Motor Oil and Transmission Fluid
Blot the puddle, then degrease. Because the coating is non-porous, nothing has soaked in and the stain is entirely on the surface. The tool list is short and cheap. A shop vacuum earns its place for the corners and for wet pickup if the garage has no slope to the door. A pressure washer is useful once a year at a wide tip and modest pressure — think of it as a fast rinse, not a scrubbing tool.
