Sealing Old Concrete: What Actually Works

A weathered slab is not a worse candidate for sealing than a new one — in several ways it is a better one. What changes is the preparation, the way you test the surface first, and which category of sealer is likely to stay put.

The instinct that old concrete is "too far gone to seal" gets it backwards. A twenty-year-old slab has finished shrinking, its pores are wide open, and a penetrating sealer soaks into it far more readily than into a freshly troweled surface. The work is in finding out what is already on the slab and getting it genuinely clean.

1. Can You Seal Old Concrete?

Yes — and for a penetrating sealer, aged concrete is close to ideal. New concrete has to cure for at least 28 days before it can take a sealer at all, and a power-troweled surface is dense and closed enough that many products need an acid etch before they will absorb. Old concrete has none of those problems. Years of weathering have opened the surface, carbonation has run its course, and the slab has done nearly all the shrinking it will ever do.

There are four conditions. The slab must be structurally sound — settled, heaved or badly cracked concrete is a repair job, not a sealing job. It must be free of any previous film-forming sealer, or the new product cannot get in. It must be genuinely clean and degreased, because oil and dirt block absorption exactly the way an old sealer does. And it must be dry, which takes far longer than people expect.

Meet those four and the payoff is substantial. 2. Assess the Slab Before You Buy Anything

Walk the whole slab before you spend money. Five things decide whether this is a sealing job, a repair job, or a resurfacing job.

Spalling and Flaking

Spalling is the shallow flaking of the top layer, usually caused by freeze-thaw cycling or salt damage. Scrape a suspect area with a screwdriver: if flakes lift easily, that material has to come off before anything goes on. Sealing over loose surface simply seals loose surface. Small isolated patches can be removed and the slab sealed regardless; widespread spalling points towards a resurfacer.

Cracks

Fine, stable hairline cracks can be sealed over with a penetrating product without concern. Anything wider than about an eighth of an inch should be filled first, and cracks with a height difference across them, or that have visibly moved over time, need investigating rather than filling. Oil and Grease

Old driveways and garage floors carry decades of oil, and it goes deeper than it looks. A sealer will not bond or penetrate through it, and the contaminated area will show as a permanent patch. Efflorescence and Mineral Staining

The white bloom that appears on old slabs is deposited salt from water moving through the concrete. Brush it off dry and note where it was — a slab with persistent efflorescence has water moving through it from below, which will also work against a film-forming sealer applied on top.

Moisture From Underneath

Tape a two-foot square of plastic sheet tightly to the slab and leave it overnight. Condensation on the underside in the morning means moisture is migrating up through the concrete. That rules out film-forming sealers — vapour pressure will lift them — and points firmly at a breathable penetrating product.

3. Testing for an Existing Sealer

This is the step that most often gets skipped and most often causes the failure. Old concrete has frequently been sealed at some point, and residual sealer prevents a new coat from penetrating or bonding.

The water test. Sprinkle water on half a dozen spots across the slab. Water that beads or sits on the surface means sealer is still present. Water that darkens the concrete and disappears within about thirty seconds means the surface is open and ready. Test several locations: sealer wears unevenly, and the sheltered edges often still have coverage when the traffic lanes do not.

Identifying the type. If water beads, you need to know whether you are dealing with a film-forming acrylic or a penetrating product. Dab a small area with acetone or xylene on a rag and leave it a minute. If the surface becomes tacky or the coating softens and comes away, it is a solvent-based acrylic. If nothing happens but water still beads, it is more likely a silane-siloxane that has not yet worn out — in which case the slab is already protected and does not need doing.

What to do about it. A sound, worn acrylic can be recoated with a compatible acrylic. A penetrating sealer that still works needs nothing; when it stops working, it is simply reapplied, with no stripping at any point. That absence of a stripping cycle is the strongest long-term argument for penetrating products on a slab you intend to keep maintaining.

4. Which Sealer for an Old Slab

Penetrating Silane-Siloxane — the Default

For most weathered exterior concrete this is the right answer. Silane-siloxane sealers react inside the pore structure and line the pores with a hydrophobic layer, so water is repelled from within rather than blocked by a film on top. Nothing sits on the surface, so there is nothing to peel, nothing to go cloudy, no UV degradation, and no change in appearance or traction. Film-Forming Acrylic — Only With Good Reason

Acrylics build a film that gives the wet look, deepens colour, and adds a modest amount of abrasion resistance. On decorative, stamped or exposed-aggregate concrete that is genuinely the point, and there is no substitute. But on an old slab an acrylic is holding on to a surface that may still carry traces of oil, dust or old product, and every one of those is a place the film can lift. It is also vulnerable to moisture pushing up from below. Choose it for appearance on a sound, clean, dry slab, and accept the maintenance cycle that comes with it.

Densifiers — the Interior Option

Lithium or sodium silicate densifiers react with free lime in the concrete to harden and dustproof the surface. On an old interior slab that generates dust — a basement or garage floor — a densifier followed by a penetrating sealer is an excellent combination. Outdoors, a densifier alone provides limited water repellency, so it is a complement rather than a substitute.

5. The Method, Step by Step

Step 1: Remove Everything Loose

Scrape and wire-brush any spalled or flaking material until you reach sound concrete. A stiff broom will not do this; a floor scraper and, on stubborn areas, a grinder with a dust shroud will. Vacuum or blow the debris off rather than washing it into the joints.

Step 2: Degrease, Then Clean

Treat oil stains first, individually, with a degreaser or poultice — washing the whole slab first just spreads them. Once the stains are dealt with, clean the full surface with a concrete cleaner. A pressure washer at moderate pressure and a fan tip does the job well; keep the tip moving and do not concentrate on one spot, because on old concrete a turbo nozzle held close will erode the surface paste and expose aggregate.

Step 3: Fill the Cracks

Fill anything wider than a hairline with a suitable crack filler or patching compound, and let it cure for the full time on the label before sealing. Patch material that is still curing will off-gas moisture under a film-forming sealer and blister it.

Step 4: Let It Dry — Properly

A minimum of 24 hours, and 48 or more after a hard pressure-wash or in cool, humid weather. Use the plastic sheet test again if you are unsure. This is where most jobs go wrong: the surface looks dry hours before the pore structure is, and a sealer applied over damp concrete will either fail to penetrate or, with a film-former, go cloudy and blister.

Step 5: Test One Small Area

Apply the product to a square yard somewhere inconspicuous and leave it a day. On an old slab this tells you two things nothing else will: whether the surface absorbs evenly, and what colour the concrete goes. Film-forming sealers in particular can darken weathered concrete dramatically, and finding that out on a test patch is considerably better than finding it out on a whole driveway.

Step 6: Apply Thin, in Two Coats

Use a pump sprayer for penetrating sealers, working in overlapping passes and back-rolling if the product directs it. Two thin coats always outperform one heavy one — with a penetrating sealer the second coat goes on before the first has fully dried, and with an acrylic it goes on after the recoat window opens. Do not flood the surface: excess penetrating sealer that cannot soak in will dry as a white haze, and excess acrylic goes milky.

Pro Tip: Watch the Weather Behind You, Not Just Ahead

Everyone checks the forecast for rain after sealing. Fewer people account for the rain that fell three days before, which is still inside an old slab even though the surface has been dry since. On a thick or shaded slab, allow a full dry spell of two or three days before you seal, not just a dry morning.

6. When Resurfacing Beats Sealing

Sealing preserves the surface you have. If that surface is already failing, sealing preserves the failure. Three signs point to resurfacing instead.

Widespread spalling. If more than roughly a quarter of the slab has lost its top layer, patching individual areas will look like patches forever. A cement-based resurfacer applied over the whole slab gives a uniform new wearing surface — and then gets sealed once it has cured.

Exposed aggregate through wear. Where the cement paste has eroded and the stones stand proud across large areas, the slab has lost its surface. A sealer will soak in and do no harm, but it will not restore anything.

Structural movement. Sections at different heights, cracks that open and close seasonally, or corners that have dropped are foundation and subgrade issues. Common Mistakes Sealing Old Concrete

Not Testing for an Existing Sealer

Thirty seconds with a cup of water answers the question that determines the whole job. New sealer over old film sits on the surface, dries unevenly, and peels — and the product gets blamed for a test that was never done.

Sealing Over Oil Stains

Oil blocks penetration and adhesion, and it goes deeper into old concrete than the visible stain suggests. Degrease the stains individually before cleaning the slab, and expect stubborn ones to need a poultice and a second attempt.

Applying to Concrete That Is Still Wet Inside

A dry-looking surface is not a dry slab. Penetrating sealers cannot get into pores already full of water, and film-formers trap the moisture and turn milky. Tape down a square of plastic overnight before you commit.

Flooding It On for Better Coverage

More product does not mean more protection. Penetrating sealer that cannot absorb dries as a white haze on the surface; acrylic applied too heavily goes cloudy and stays soft. Two thin coats, every time.

Using a Turbo Nozzle on Old Concrete

A rotating nozzle held close will cut into aged surface paste and leave permanent wand marks and exposed aggregate. Use a wide fan tip, keep it moving, and stand back — the cleaning is chemical as much as mechanical.

Is it worth sealing a very old driveway?

If the slab is structurally sound, yes — it is one of the highest-value maintenance jobs there is, because sealing slows the freeze-thaw and de-icing salt damage that actually destroys concrete. If the slab is already breaking up, sealing preserves the damage rather than the driveway.

Sealing old concrete is mostly a diagnostic exercise followed by a straightforward application. Test with water to find out whether an old sealer is still there. Deal with oil, loose material and cracks individually. Let the slab dry far longer than seems necessary. Then put on two thin coats of a penetrating silane-siloxane, which is the product least likely to be defeated by whatever the slab has been through.

Reserve film-forming acrylics for decorative concrete where the wet look is the whole point and the slab is clean, sound and dry enough to hold one. And if the surface has already gone — widespread spalling, exposed aggregate, sections at different heights — put the sealer back on the shelf, because that slab needs resurfacing, not protecting.
