Almost everyone should be buying a penetrating sealer, and the shelf does not make that obvious.

Penetrating sealers — also sold as impregnators — soak into the pore structure and line it with a repellent layer. Nothing remains on the surface, so there is no film to peel, no change in appearance, no loss of traction, and no stripping cycle when it eventually wears. They protect against staining while letting the stone breathe, which matters on anything with moisture behind it.

Topical sealers form a film on the surface, usually acrylic. They deliver gloss and colour enhancement, which is their only real advantage, and they pay for it: films wear in traffic paths, cloud when moisture gets underneath, can become slippery, and eventually need stripping rather than simply recoating. Outdoors on natural stone they are rarely the right answer.

What About Enhancers and "Colour Enhancing" Sealers?

Limestone

Porous, calcium-based and the stone that benefits most from sealing. It absorbs readily, stains easily from oil and wine, and etches on contact with anything acidic. A penetrating sealer is essential on limestone worktops and floors, and worth repeating annually in a kitchen. Outdoors, limestone paving also takes up leaf tannins and algae staining, so a heavy-duty exterior sealer earns its price.

Travertine

Limestone's holey cousin. Filled travertine seals like limestone; unfilled travertine has open voids that trap dirt and need a sealer that can get into them without pooling. Around a pool, the extra consideration is slip resistance — stay penetrating, never topical.

Slate and Flagstone

Variable, and worth testing rather than assuming. Some slate is nearly impervious; some flagstone drinks like a sponge. Both are usually outdoors, taking weather and traffic, which argues for a durable exterior penetrating sealer. Marble and Granite

Indoors vs Outdoors

The same stone in two locations is effectively two different jobs. Indoors, the threats are oil, wine, coffee and citrus, the surface is dry, and appearance matters at close range — which favours a low-odour water-based product applied carefully and reapplied on a short cycle. Outdoors, the threats are freeze-thaw, leaf tannins, algae, sun and mud, the stone is regularly saturated, and nobody inspects it from twelve inches away. That favours a heavier-duty solvent-carried sealer with real weather durability, applied in a settled dry spell.

One consequence catches people out: a sealer that performed beautifully on a kitchen floor can underwhelm on a patio of the same limestone, not because the product failed but because the exposure is an order of magnitude harsher. Buy for the location rather than for the stone alone.

5. How to Apply a Stone Sealer

Clean first, and thoroughly. A sealer locks in whatever is on the stone. Use a pH-neutral stone cleaner rather than a general household product — acidic cleaners etch calcium-based stone, and alkaline ones can leave residue that blocks absorption.

Let it dry completely. Twenty-four hours minimum after cleaning, longer for dense stone or humid conditions. Pores full of water cannot take up sealer, and the result is patchy protection you will not notice until something stains.

Test an inconspicuous area. Especially with any enhancing or wet-look product, and especially on stone you cannot replace. A day's patience beats a permanent surprise across a whole floor.

Apply thin and even. A microfibre applicator, a lambswool pad, or a low-pressure sprayer, depending on the area. Work in manageable sections so you can get back to wipe them.

Wipe back the excess. Within the window on the label, usually five to fifteen minutes, buff off everything that has not soaked in. This single step separates a professional-looking result from a hazy one, and it is the step people skip because the surface looks fine while it is still wet.

Second coat if the stone is thirsty. Porous stone often wants two. Follow the recoat window on the label rather than waiting a week, and repeat the wipe-back.

Keep the room ventilated and stay off it. Solvent-based sealers need airflow during application and while curing, and every product needs the surface left alone for the cure time on the label — usually a few hours before light foot traffic and considerably longer before rugs, furniture or anything that traps moisture against the stone goes back down.

6. Resealing and Maintenance

Forget the calendar and use the water test. Sealer wears at the rate the surface is used, so a doorway wears years before the corner of the same floor, and spot-resealing a traffic path is entirely legitimate.

Between seals, the biggest factor in how stone ages is what you clean it with. pH-neutral cleaners only: vinegar, lemon-based cleaners and most bathroom products are acidic and will etch limestone, travertine and marble regardless of any sealer. Grit is the other enemy on floors — a doormat and regular sweeping do more for a stone floor's life than any product on this page.

Outdoors, clear organic debris promptly. Leaves left on limestone paving through a wet autumn leave tannin stains that outlast the leaves by years, and algae takes hold in exactly the same conditions. A stiff brush and a rinse a few times a season prevents both.

Dealing With an Existing Stain

Sealing does nothing for a stain that is already in the stone, and applying sealer over one locks it in. Oil-based stains — cooking oil, grease, some cosmetics — come out with a poultice: a paste of an absorbent powder and a solvent, spread over the mark, covered, and left to draw the stain back out over a day or two.
