Five minutes, no cost and no special equipment, and it settles the question definitively for any floor. Clean a small area and let it dry completely. Put several drops of water on the tile and several on a grout joint. Wait five minutes, then wipe.

If the water still sits in beads and the surface underneath is unchanged, that material is not absorbing anything and does not need a sealer. If the water has flattened out and left a dark patch that slowly fades as it dries, it is being absorbed — and anything else spilled there will be absorbed too. Test the tile and the grout separately, because the answer is very frequently different for each of them.

Run the same test annually on a sealed floor. It is a far better guide to when resealing is due than any interval printed on a bottle.

2. Penetrating vs Topical

Every tile sealer is one of two things, and for floors the choice is nearly always straightforward.

Penetrating sealers — also called impregnators — carry active silanes or siloxanes into the pore structure of the tile, where they bond and line the pores. Nothing remains on the surface. The tile looks exactly as it did, keeps its own texture and slip resistance, and because there is no film there is nothing to peel, scuff or wear through unevenly. When the sealer eventually stops working it simply stops repelling; it does not fail visibly.

Topical sealers form a film on the surface. They can add sheen, they can be genuinely useful on saltillo and terracotta where a sacrificial coating is traditional, and they offer strong protection while they last. But they wear in traffic lanes, they can trap moisture underneath, they become slippery when wet, and eventually they need stripping rather than simply reapplying.

For any floor that gets walked on and occasionally wet, use a penetrating sealer.
