Why Your Epoxy Garage Floor Is Peeling (and How to Fix It)
Epoxy is one of the most tenacious adhesives in the building trade, and yet garage floors coated with it peel every single week. The resin is almost never the problem. What was under it, what was on it, and what happened in the first hour after mixing are.

We have never seen a garage floor peel because the epoxy was defective. We have seen hundreds peel because the concrete was smooth, damp, oily or painted, or because somebody parked on it on day two.
1. How Epoxy Bonds, and How It Lets Go
Epoxy does not stick to concrete the way paint sticks to a wall. It bonds mechanically. When the two components are mixed and spread over a properly prepared slab, the liquid resin flows down into the open pore structure of the concrete, wets the sides of every microscopic pit and crevice, and then hardens in place. The cured coating is anchored into the top layer of the slab like a thousand tiny roots. Where it can get into those pores, the bond is generally stronger than the concrete itself — pull a well-bonded flake off and it brings concrete with it.
Peeling, by definition, is that bond letting go. There are only two places it can let go: at the interface between the coating and the concrete, or at the interface between one coat and the next. Every cause on this page comes down to one of those two joints being weak on the day the coating went down, or being weakened afterwards by something pushing or pulling on it.
The useful consequence is that peeling can be read off the floor. Flake size, location and what is on the underside all point to a specific cause. Get it right and the fix is straightforward; get it wrong and the second coating peels like the first, with two layers to grind off.
2. The Nine Causes, Ranked
These are in the order we encounter them, most common first. The first three account for the overwhelming majority of failures we are asked to look at.
Inadequate Surface Preparation
This is the cause behind more than half of every peeling floor we see. A machine-trowelled garage slab is smooth, dense and often closed at the surface. Epoxy poured over it sits on top rather than soaking in, cures into a hard sheet with almost no mechanical grip, and lifts the first time a tire, a dropped tool or a temperature swing stresses it. The concrete needs to be opened up, either by acid etching or by grinding, until it has the texture of medium sandpaper — what the coatings industry calls a CSP 2 to CSP 3 profile.
Four prep failures come up again and again. Skipping the etch or grind entirely, or calling a degreaser and a hose "clean". Laitance, the weak, chalky layer of fine cement that floats to the surface as concrete cures; it looks sound but crumbles under load, and epoxy bonded to it peels with white dust on its underside. A sealed or densified slab — many builders apply a cure-and-seal or a silicate densifier to new garage floors, both close the pores epoxy needs, and acid will not touch either, so the floor has to be ground. And old paint, which epoxy bonds to only as well as the paint bonds to the concrete, which is rarely well. Moisture Vapour Drive From Below
Concrete is porous, and unless there is an intact plastic vapour barrier under the slab, water vapour from the soil moves up through it continuously. In a bare garage it evaporates and nobody notices. Under a non-breathable epoxy it has nowhere to go: it collects beneath the coating, dissolves salts in the concrete, and the resulting osmotic pressure lifts the film in blisters and sheets. Hydrostatic pressure — liquid water under the slab from a high water table or poor drainage — does the same thing faster. Slabs poured before the mid-1980s often have no barrier at all, and newer ones are frequently torn during the pour. This is more common than most homeowners expect and it is the one cause no amount of grinding will fix.
Contamination
Anything between the resin and the concrete breaks the bond. Motor oil and transmission fluid are the obvious offenders; they soak deep into concrete and keep wicking back to the surface for years, so a degreased floor that looks clean can still be oily at the pore level. Silicone is worse because it is invisible and nearly impossible to remove — tire shine, silicone spray lubricants and some car-care products drift onto the floor and leave a film that nothing will bond to. Concrete curing compounds and form-release agents on newer slabs behave the same way. In each case the epoxy cures perfectly but over a layer it cannot penetrate, and it lifts off in clean, glossy-backed flakes.
Hot Tire Pickup
Tires come off a highway at 130 to 160 degrees Fahrenheit in summer. On a thin or lightly crosslinked coating, that heat softens the film enough for the tire rubber to bond to it; as the tire cools and contracts overnight, it peels the coating back off in a patch the exact shape of the contact area. This is not really a bond failure at the concrete — it is a failure of the coating itself to stay hard under heat — but it presents as peeling and it is the second question we are asked most often. Thin One-Part Epoxy Paint or Low-Solids Kits
A good deal of what is sold as garage floor epoxy is not epoxy in any meaningful sense. One-part epoxy paint is an acrylic or alkyd paint with a little epoxy ester in it, and it performs like paint. Water-based two-part kits are genuine epoxy but heavily diluted; a typical kit is around 40 to 50 per cent solids and dries to 2 or 3 mils, roughly the thickness of a heavy-duty rubbish bag. A 100 per cent solids epoxy goes down at 10 to 20 mils per coat. Thin films have less mass to resist hot tires, less body to bridge minor surface flaws, and less depth of adhesive to hold on with. They peel more readily under every one of the other causes on this list.
Applied Outside the Temperature Window
Most epoxies want the slab, not just the air, between roughly 55 and 90 degrees Fahrenheit. Below that the reaction slows dramatically and some formulations never reach full crosslink density. Concrete holds temperature stubbornly, so a slab can sit at 48 degrees when the thermometer on the wall reads 65. Humidity matters too: within five degrees of the dew point, moisture condenses on the slab during application, and with amine-cured epoxies that produces a waxy surface film called amine blush that nothing adheres to. A cold-applied coating often looks fine for weeks and then peels in the first hot spell.
Wrong Mix Ratio or No Induction Time
Two-part epoxy is a fixed-ratio reaction. Off-ratio mixing leaves unreacted material in the film that never cures, and the coating stays tacky, scuffs easily and eventually peels in soft, rubbery strips. Eyeballing a two-to-one ratio in a bucket is a common way to get there. Many products also specify an induction or sweat-in time of ten to thirty minutes after mixing before the material is spread; skip it and the coating can cure unevenly and adhere poorly. The opposite error, leaving mixed material past its pot life, produces a hot, thickening mass that goes on too heavy and may never bond at all.
Missed Recoat Window
A second coat bonds to a first coat chemically only while the first is still slightly reactive, typically within 12 to 24 hours at room temperature. Past that window the first coat is fully cured, hard and glossy, and the second coat sits on top with only weak physical adhesion. The classic presentation is a clear topcoat peeling off in sheets while the colour coat beneath stays firmly stuck to the concrete. Once the window has closed, the first coat must be sanded to a uniform dull finish before anything else goes on.
Applying Over a Slick Topcoat
A related failure is recoating a floor that already has a polyurethane or polyaspartic clear on it. Those topcoats are designed to be chemically resistant and hard, which makes them very difficult to bond to. Rolling new epoxy over an old glossy topcoat without abrading it to 120 or 180 grit is a guaranteed peel, usually within the first month.
3. Diagnose It by the Pattern
Before you buy anything, spend ten minutes reading the floor. Pick up a flake and look at its underside, look at the concrete it came from, and note where on the floor the failures cluster.
Large Sheets Lifting With Clean Concrete Underneath
When the coating comes up in sheets the size of a dinner plate or bigger, and the concrete beneath is smooth and looks exactly as it did before coating, adhesion never happened. The cause is either prep or contamination. If the underside of the flake is glossy and slick, suspect contamination — silicone, curing compound or oil. If the underside carries a fine white powder and the concrete looks dusty, that is laitance, and the etch or grind did not cut through it. If the concrete is dense, smooth and beads water, it was sealed or densified.
Tire-Shaped Patches
Two or four roughly rectangular bare patches, each about the size of a tire footprint and positioned exactly where the car sits, with coating stuck to the tire treads if you look. That is hot tire pickup and nothing else. The rest of the floor is usually fine.
Failures Along Edges, Walls and Control Joints
Moisture takes the path of least resistance, and the perimeter of a slab and the saw-cut control joints are where vapour and water concentrate. Blisters that are soft and contain liquid or a white crust when popped, peeling that starts at a joint and spreads outward, or a chalky white deposit on the bare concrete are all moisture signatures. Efflorescence — that white salt bloom — on a garage slab is as close to a confirmed diagnosis as you will get without a test.
Random Scattered Flakes
Small chips coming off here and there across the whole floor, with no pattern, usually mean the prep was uneven. An etch that was applied with a watering can and rinsed by one person with a hose tends to leave hot spots and cold spots. Random flaking can also indicate contamination from something that dripped or was sprayed inconsistently.
One Coat Peeling Off Another
If the colour coat is stuck fast and only the clear or a later coat is lifting, the concrete bond is fine and the problem is intercoat adhesion: a missed recoat window, an unsanded topcoat, or amine blush between coats. This is the easiest failure to repair because you never have to touch the concrete.
Soft, Gummy or Tacky Coating
A coating that can be dented with a thumbnail weeks after application, or that peels in stretchy strips rather than brittle flakes, did not cure. That is a mixing or temperature problem, and the coating has to come off entirely because it will never harden.
4. Spot Repair, Step by Step
Spot repair is the right call when the failure is localised, the cause is one you can correct, and the coating around the failure is genuinely sound. Test that last point before you commit. Press a strip of strong duct tape or painter's tape hard onto the intact coating an inch from the failure and rip it off; if it brings coating with it, the failure is bigger than it looks. Work a utility knife blade under the coating at the edge of the bare patch; if it lifts easily for more than a quarter inch, keep going until it stops. Whatever comes off was going to come off anyway.
Once you have found the sound perimeter, the sequence is the same regardless of the original cause:
Scrape. Remove every loose flake with a stiff scraper or a putty knife. Do not leave anything that moves.
Sand and feather. Sand the bare concrete with 60 to 80 grit to open the pores, then sand the edge of the surrounding coating with 120 grit so it slopes down to the concrete with no visible step. The intact coating within two or three inches of the repair should be dulled completely; a glossy edge will not take the new material.
Clean. Vacuum thoroughly, then wipe the entire repair area with the solvent the coating manufacturer specifies — usually denatured alcohol, acetone or xylene — using clean rags and changing them often. If oil is the cause, degrease with a concrete degreaser first, rinse, dry completely and check the area does not darken again over the next day.
Spot-prime. Bare concrete in the repair should get a thin coat of primer or a thinned coat of the base epoxy, worked in with a brush so it penetrates. Let it become tacky but not dry.
Recoat. Apply the colour coat over the primed area, extending it an inch onto the feathered edge. If the floor has decorative flake, broadcast matching flake into the wet coating. Once cured within its recoat window, apply topcoat over the repair and, ideally, over the whole floor so the sheen matches.
Be honest about the cosmetic result. A spot repair on a solid grey floor will show, because new material never quite matches a coating that has been walked on for two years. On a full-broadcast flake floor a good repair is nearly invisible. If appearance matters on a solid colour, plan on recoating the whole surface once the repairs have cured.
5. Full Removal and Recoat
If more than about a fifth of the floor has failed, if the tape test lifts coating anywhere you try it, if the coating never cured, or if the cause is one that affects the whole slab — moisture, densifier, silicone — then patching is throwing good money after bad. The whole thing has to come off and the floor has to be prepared as though it had never been coated.
Grinding
Grinding is the method we recommend for almost every full removal. A walk-behind concrete grinder with diamond segments, rented for a day, will strip a two-car garage of failed epoxy and leave exactly the profile a new coating needs. Rent the dust shroud and a HEPA vacuum with it — dry-grinding without extraction fills the house with silica dust and is genuinely dangerous. For edges and corners, a 7-inch angle grinder with a diamond cup wheel and shroud finishes the job. Well-bonded coating is slow going; ironically, a badly peeling floor grinds off fast.
Chemical Stripping
Chemical strippers are the alternative when grinding is impractical, but they are slower and messier than the marketing suggests. Methylene chloride strippers, which worked quickly, have been restricted for consumer sale in the US since 2019. The replacements — benzyl alcohol, soy-based and other low-VOC formulations — take hours per application on cured epoxy, often need two or three rounds, and leave a residue that must be scrubbed off before recoating. They make sense for a small area; for a whole garage, grinding is faster and gives you the surface profile as a by-product. Contractors may shot-blast instead, which is faster still, but the machines are rarely available for rent and a residential garage does not need one.
Once the old coating is off, treat the slab as new. Test for moisture, deal with any oil staining, vacuum and, if the profile is not there after grinding, etch as a second step. Then follow a proper application sequence — our guide to applying garage floor epoxy lays out the whole process.
6. Dealing With a Wet Slab
Moisture is the one cause that changes the whole plan, because no amount of prep fixes it and the same coating will fail again. Before recoating any floor that showed moisture signatures, test it. The simplest method is to tape an 18-inch square of plastic sheeting tightly to the bare concrete and leave it for 16 to 24 hours; condensation on the underside or a dark patch on the concrete means vapour is moving. If the slab fails, you have several routes. The most common is a moisture-mitigating epoxy primer. These are specialised 100 per cent solids or water-based epoxies formulated to tolerate high relative humidity in the slab — many are rated to 100 per cent RH — and to form a dense barrier that stops vapour reaching the decorative coats. They cost considerably more than a standard primer but they are the difference between a floor that lasts and one that blisters again inside a year. Some manufacturers also sell vapour-barrier primers under different names; check the data sheet for the RH or vapour emission rate the product is actually warranted against.
Beyond the primer, address the source where you can. Extend downspouts away from the garage, regrade soil so it falls away from the slab, and fix any driveway that slopes toward the door. If the garage is conditioned, a dehumidifier lowers the vapour gradient. And if the moisture is severe — actual liquid water appearing at joints, or an RH test far above any primer's rating — consider whether a coating is the right product at all. 7. Choosing a System That Stays Down
Having stripped a failed floor, most people are keen not to repeat the experience, and the coating you choose matters almost as much as the prep. A few principles.
Prefer 100 per cent solids epoxy for the body of the coating. It goes on at 10 mils or more per coat, has the mass to resist hot tires and impact, and bonds far more tenaciously than a thin water-based film. It is harder to work with — shorter pot life, a squeegee and spiked roller rather than a paint roller — but the results are in a different class. Put a topcoat on it. Epoxy on its own yellows in UV, scratches, and is the layer most susceptible to hot tire pickup. A polyurethane or, better, a polyaspartic clear over the epoxy adds hardness, chemical resistance and heat tolerance. Finally, follow the cure schedule. Whatever the label says about walking on the floor in 24 hours, do not park a car on any epoxy system for five to seven days at 70 degrees, and longer in a cold garage. Early parking is the most avoidable trigger for peeling we know of.
8. When to Hire It Out
A spot repair, a full DIY strip and recoat on a dry slab, and a fresh 100 per cent solids application over properly prepared concrete are all within reach of a careful homeowner with a rented grinder and a weekend. There are three situations where we would call a contractor instead.
The first is a slab that fails a moisture test badly; mitigation systems are unforgiving of application errors, and a contractor who does this weekly has a product line and a warranty behind it. The second is a floor that has been coated and stripped before, where layers of unknown material make prep unpredictable and a heavy planetary grinder does in an hour what would take you a day. The third is a polyaspartic or polyurea system, which has a working time measured in minutes and does not forgive a first attempt.
When you do get quotes, ask each contractor how they prepare the slab — the answer should be diamond grinding or shot blasting, never acid alone — whether they moisture-test, what mils the finished system will be, and what the warranty covers. Common Mistakes
Recoating over the failure without finding the cause
If the slab is damp or sealed, the second coating peels exactly like the first. Read the pattern, pick up a flake and look at its underside before you buy anything.
Trusting a degreaser and a hose as surface prep
Clean is not the same as profiled. Epoxy needs open pores to anchor into, and a trowelled slab does not have them until it has been etched or ground.
Skipping the moisture test because the floor looks dry
Vapour drive is invisible until there is a coating on top to trap it. A square of plastic sheeting and a day of patience is the cheapest insurance in this whole job.
Parking on it too early
Walkable in 24 hours does not mean drivable. Hot tires on a coating that is two days into a seven-day cure lift it every time.
Applying a new coat over a glossy old one
Past the recoat window, or over a polyurethane or polyaspartic clear, nothing bonds without sanding. Dull every square inch first.
Frequently Asked Questions
Why is my epoxy garage floor peeling?
In most cases the concrete was not prepared properly. Epoxy needs an open, clean, profiled surface to bond to, and smooth or sealed concrete, leftover laitance, oil or old paint all stop it from getting a grip. The next most common causes are moisture coming up through the slab and hot tires softening a thin coating.
Can you epoxy over peeling epoxy?
Not over the loose parts. Anything that lifts must come off, and the surrounding coating must be sanded and tested for adhesion before you recoat. Applying new epoxy over a failing layer just means the new layer peels along with the old one.
How do I fix peeling epoxy without redoing the whole floor?
If less than about a fifth of the floor has failed and the rest passes a tape and knife test, scrape off the loose material, sand the edges to a feather, clean with solvent, spot-prime the bare concrete and recoat the patch. Expect a visible repair on solid colours; flake floors hide it well.
Does moisture cause epoxy to peel?
Yes, and it is the hardest cause to fix. Water vapour moving up through the slab builds pressure under a non-breathable coating and lifts it, often as blisters or sheets along edges and control joints. A moisture test before coating, and a moisture-tolerant primer if the result is high, prevents it.
Why did my epoxy peel only where the tires sit?
That is hot tire pickup. Tires come off the road hot and soften a thin or under-cured coating; as they cool and contract they pull the coating off with them. It mostly affects one-part epoxy paints and low-solids water-based kits and is prevented with a thicker system and a proper topcoat.
How long after epoxy can I park on it?
Walk on it after 24 hours, move light items after 48 to 72 hours, and keep vehicles off for a full 5 to 7 days at normal temperatures. Cold garages can double those times. Parking early is a common trigger for peeling because the coating has not built full hardness or adhesion yet.
Do I have to grind the concrete before epoxy?
Grinding is the most reliable preparation and the one professionals use. Acid etching works on porous, unsealed concrete if it is done thoroughly and rinsed completely, but it does nothing on sealed or densified slabs and leaves residue if rushed. If water beads on your floor rather than soaking in, etching alone will not be enough.
Is polyaspartic less likely to peel than epoxy?
Not by itself. Polyaspartic resists hot tire pickup, UV yellowing and abrasion better than epoxy, but it bonds to concrete the same way and fails the same way on poor prep or a wet slab. The best systems use an epoxy or moisture-tolerant primer under a polyaspartic or polyurethane topcoat.

The Bottom Line
Peeling epoxy is a symptom, not a diagnosis. Sheets with clean concrete underneath mean prep or contamination; tire-shaped patches mean hot tire pickup; edges and joints mean moisture; one coat lifting off another means a missed recoat window. Read the floor before you buy anything.
Fix the cause, not the flake. Grind rather than etch, test for moisture before you coat, use a 100 per cent solids system with a real topcoat, and keep the car off it for a week. Do those four things and you will not read this page again.
