How to Prepare Concrete for Epoxy

Nearly every failed garage floor coating failed at prep, not at the roller. Here is what a slab has to be before any epoxy touches it.

Epoxy does not glue itself to concrete. It flows into the open pores and microscopic texture of the surface and locks in mechanically as it cures. That means the coating can only ever be as good as the surface it keyed into — and a slab with a curing compound, a layer of laitance, or a film of old sealer gives it nothing to key into at all. Prep is not the boring part before the real job. Prep is the job.

1. Why Prep Decides Everything

When a garage floor coating peels, homeowners usually blame the product. In the overwhelming majority of cases the product was fine and the bond was never there. There are three specific culprits, and all of them are invisible to the eye.

The first is laitance — the weak, fine layer of cement paste and water that rises to the surface as concrete is finished. It looks like concrete, feels like concrete, and has a fraction of the strength. Coat over it and the epoxy bonds perfectly to a layer that is itself barely attached to the slab. The coating comes off later carrying a thin skin of concrete on its back, which is the telltale sign.

The second is curing compound. Most new slabs get sprayed with a membrane-forming compound to hold moisture in during the first week. It is doing an important job and it is fatal to adhesion, and it is not visible once dry. Any new-construction garage should be assumed to have it until proven otherwise.

The third is an existing sealer. Builders often apply an acrylic sealer to garage slabs. Some previous owner may have applied one too. A sealer sheds water, which is exactly why a coating cannot penetrate it either.

Grinding removes all three in one pass. That is the whole argument for it, and it is why every manufacturer's warranty language quietly hinges on surface preparation.

2. Assessing Your Slab First

The Water Drop Test

Sprinkle water in six or eight places across the floor, including inside the door, in the wheel paths and along the back wall. Concrete that darkens and absorbs within a minute is open and porous. Water that beads or sits in a puddle means something is sealing that spot. Test multiple areas, because slabs are rarely uniform — the section under where a car has parked for a decade often behaves completely differently from the rest.

Look for Oil and Contamination

Dark shadows in the parking area are oil that has soaked into the slab, and no coating will bond over them. Surface degreasing helps, but oil that has been wicking down for years has to be pulled back out. Plan this work weeks ahead of coating day, because a poultice cycle takes days and stubborn stains need several.

Check Cracks and Spalling

Map every crack, pit and spalled edge now. Hairline shrinkage cracks can be filled with an epoxy crack filler and coated over. Cracks with vertical displacement, or ones that open and close seasonally, will telegraph through any coating and should be treated as control joints rather than defects to hide. Spalled areas need a patching mortar, not a thicker coat of epoxy.

Confirm the Slab Is Old Enough

New concrete needs 28 days minimum, and the constraint is water, not strength. A slab reaches most of its design strength quickly, but the mixing water keeps working its way out for weeks. Coat too early and the vapor pushing up from underneath collects at the back of the film and lifts it into blisters.

3. Moisture Testing, and Why It Matters More Than Anything

A garage slab poured directly on grade without a vapor barrier — which describes an enormous number of homes built before the 1990s — pumps ground moisture upward continuously. Epoxy is a vapor barrier. Put one on top of an active moisture drive and the water has nowhere to go but into the bond line, where it produces blisters, white deposits at the interface, and eventually sheet delamination.

The Plastic Sheet Test

Tape an 18-inch square of clear plastic to the slab, sealing all four edges, and leave it for 24 hours. Condensation on the underside or a visibly darkened patch of concrete means moisture is moving through. Do this in at least three places, including the area closest to the driveway apron and the lowest corner of the garage. It is a screening test rather than a measurement, and a negative result is not conclusive on a slab you have reason to doubt.

Calcium Chloride and In-Slab Probes

The ASTM F1869 calcium chloride test measures how many pounds of moisture emit through 1,000 square feet in 24 hours. Most coatings want 3 pounds or less. The ASTM F2170 relative humidity probe drills into the slab and reads internal humidity directly, and most systems want 75 to 80 percent or below. Kits for either test cost less than the epoxy does, and running one is far cheaper than grinding a failed floor off.

If the Slab Is Wet

You are not stuck, but you cannot ignore it. A moisture-mitigating epoxy primer — a 100 percent solids product designed to tolerate high vapor emission — is the standard answer, and it adds roughly $1 to $2 per square foot. The alternative is a breathable finish such as a penetrating densifier or a stain rather than a film-forming coating. What does not work is hoping, or adding a second coat of standard epoxy.

4. Grinding vs Acid Etching

This is the decision that separates coatings that last a decade from coatings that peel in a year.

Acid etching has a legitimate but narrow use case: a bare, uncoated, genuinely porous slab that will receive a thin one-part garage floor paint. Muriatic acid or a safer citric or phosphoric etch opens the surface and gives that kind of product enough to hold. It is cheap, it needs no rented equipment, and it is why every hardware store kit includes a packet.

What it cannot do is remove anything. Acid reacts with cement paste at the open surface; it does not touch a sealer film sitting on top, and it cannot dissolve a curing compound. Etch a sealed slab and you have accomplished nothing except spending an afternoon and creating acidic waste water. Etching also demands complete neutralization and rinsing, because residual acid left in the pores attacks the coating from beneath.

Grinding does everything etching does and more, in less time, with dust that a vacuum handles. If you are renting a machine for a day anyway, the marginal cost over an etch kit is small relative to the cost of the coating itself — and enormously small relative to redoing the floor.

5. How to Grind a Garage Floor

Choose the Machine

For a two-car garage, a walk-behind planetary grinder in the 10 to 20 inch range is the right tool and rents for around $100 to $250 a day. A hand-held 7-inch grinder with a cup wheel and a dust shroud handles edges and corners, and it is exhausting as a primary tool for anything larger than a small shed. Rent the dust extractor with the machine; a standard shop vac clogs in minutes and the silica dust is a genuine health hazard.

Choose the Diamonds

Use metal-bond segments in the 30 to 40 grit range for coating prep. Softer bonds cut hard concrete and harder bonds cut soft concrete, which feels backwards until you understand that the bond has to erode to expose fresh diamond. Resin-bond diamonds and anything finer than about 80 grit are polishing tools and produce a surface too closed for epoxy to grip.

Work the Floor in Two Directions

Grind the whole floor in overlapping passes in one direction, then repeat perpendicular to the first pass. The cross pattern is what evens out the profile and catches the shiny strips that a single direction leaves between passes. Keep the machine moving at a steady walking pace — dwelling in one spot digs a low place you will see through the finished floor.

Get the Edges

A walk-behind grinder cannot reach the last inch or two along the walls, and that perimeter strip is where coatings most often fail visibly. Use the hand grinder with a cup wheel around the entire perimeter, around any posts, and into the corners. This is slow, unpleasant work and it is the difference between a professional-looking edge and a visible untreated band.

Judge the Result by Feel

A correctly prepared slab feels like 60 to 80 grit sandpaper under a bare palm, looks uniformly matte with no reflective patches, and takes a drop of water instantly across the whole surface. That texture is the CSP 2 to 3 profile the coating manufacturers are asking for, and it is the practical test that matters more than any specification number.

6. Cracks, Pits and Oil — Repair Order

Repairs go after grinding, not before. Grinding first exposes the true extent of the damage and gives the patch material clean concrete to bond to, and it also means the grinder does not tear out fresh filler.

Static Cracks

Chase hairline cracks open slightly with a crack chaser wheel or a grinder blade, vacuum the dust out, and fill with a low-viscosity epoxy or polyurea crack filler. Overfill slightly and shave flush once cured. Filling without chasing gives the filler almost no surface to hold, and the crack reappears through the coating within a season.

Spalls and Pits

Use a polymer-modified patching mortar or an epoxy mortar made by mixing your coating resin with clean silica sand. Feather the edges so the repair does not create a visible bump, and grind the patch flush once it has cured. Deep pits filled with straight epoxy tend to sink and to cure hot, so sand-filled repairs are better for anything more than a shallow divot.

Control Joints

Decide deliberately. Filling saw-cut control joints with a flexible polyurea joint filler gives a seamless look and works well where the slab is stable. Leaving them open and coating into them preserves the joint's ability to move and prevents a random crack forming elsewhere. What is not a good idea is filling them with rigid epoxy on a slab that still moves seasonally.

Oil Contamination

After grinding, re-check the old parking spots by sprinkling water. If a patch still refuses to absorb, oil is present below the surface and needs to come out before coating — degrease, poultice, or in stubborn cases grind deeper. Coating over contaminated concrete produces a fisheye pattern in the wet film, and once you see that the only fix is to keep going and hope, which rarely ends well.

7. The Final Pre-Coating Checklist

Run through this before you open a single can. Every item is something that cannot be corrected once the epoxy is down.

  • Slab is at least 28 days old, and moisture tested if there is any doubt.
  • Water sprinkled anywhere on the floor absorbs within a minute.
  • Surface feels like medium-grit sandpaper with no glossy patches.
  • Every crack and pit is filled, cured and ground flush.
  • Perimeter and corners are ground, not just the open field.
  • Floor is vacuumed twice, including the wall joint and door track.
  • Slab temperature is within the product range and above the dew point.
  • Products, rollers, mixing tools and enough helpers are staged and ready.

One practical note on scheduling: the vacuum pass should happen immediately before coating, not the night before. Garage dust settles overnight, and dust in the film is the most common cosmetic complaint on an otherwise sound floor. 9. Prep Mistakes That Guarantee Failure

Etching a Sealed Slab

Acid cannot reach through a sealer film. The floor looks etched because it is wet, dries unchanged, and the coating peels within the year.

Skipping Moisture Testing on an Old Slab

Pre-1990s garages frequently have no vapor barrier. A test kit costs less than one gallon of epoxy and prevents the single most expensive failure mode.

Leaving the Perimeter Untouched

The band a walk-behind cannot reach is still sealed concrete. Coating over it leaves a visible frame that lifts first and spreads inward.

Coating Over Oil Shadows

Fisheyes appear in the wet film within minutes and cannot be rolled out. Pull the oil first with a poultice or grind deeper into clean concrete.

Rushing a New Slab

Twenty-eight days is a minimum, not a target. Blisters from trapped construction water are not repairable without removing the coating.

Common Concrete Preparation Mistakes

Epoxy almost never fails because of the resin. It fails because the slab underneath was not opened, dried, or cleaned properly first.

Acid Etching a Hard-Troweled Slab

Etching is the instruction in most kits because it is cheap, and on a dense, power-troweled garage slab it barely opens the surface. The floor looks prepared and delaminates a year later. Diamond grinding is the reliable method, and a day's rental is the best money in the whole project.

Skipping the Moisture Test

Vapour moving up through the slab pushes epoxy off from behind, and no amount of surface preparation prevents it. Tape a two-foot square of plastic down for 24 to 48 hours. Condensation on the underside means you need a moisture-mitigating primer, not a better grinder.

Leaving Oil Contamination in Place

Epoxy bonds to concrete and not to oil, so a stain that looks faint on the surface becomes a fisheye or a bare patch in the finish. Degrease thoroughly, and treat deep-set stains with a poultice. Where the contamination will not come out, grind that area down to clean concrete.

Coating Before the Slab Is Dry

Grinding and washing both leave the slab wet well below the surface, and epoxy applied over it will not bond. Allow the concrete to dry fully — often a day or more after wet grinding — and confirm with a plastic-sheet test rather than by touch.
