Why Deck Stain Peels (and How to Fix It Properly)

A stain that soaks into the wood cannot peel. There is nothing to peel. When flakes are lifting off your deck boards, you are looking at a film that never bonded — and the reason is almost always in the prep, not the can.

Every peeling deck we have been asked to look at had the same story underneath: a coating that was asked to stick to something it could not stick to. Fix the something, and the peeling stops.

1. Penetrating Stains Do Not Peel. Films Do.

Deck finishes fall into two families, and the difference between them explains almost everything about peeling. A penetrating stain — a thin oil like Ready Seal, Cabot Australian Timber Oil, TWP or Armstrong-Clark — soaks down into the top fibres of the board and cures there. It has no thickness on the surface to speak of. When it fails, it fails by fading, greying and wearing thin in the traffic lanes. You cannot lift it with a fingernail because there is nothing sitting on top to lift.

A film-forming finish does the opposite. Solid-colour stains, most acrylic and latex deck stains, "deck and dock" paints, and the thick textured resurfacers such as Behr DeckOver and Rust-Oleum RockSolid all build a measurable skin on the surface. That skin bonds to the wood the way paint bonds to trim: by mechanical grip on a clean, dry, slightly rough surface. Take away any one of those conditions and the bond is weak from day one. Add a winter of water freezing underneath it and it lets go in sheets.

So when a homeowner tells us their "stain" is peeling, the first thing we establish is what was actually applied. Nine times out of ten it is a solid stain or a resurfacer. The tenth time it is a semi-transparent product that was applied so heavily — two wet coats on wood that could only absorb one — that the excess cured on the surface and behaved like a film. The label said penetrating. The application turned it into paint.

This matters because it dictates the fix. You cannot patch a peeling film and expect it to hold; the remaining coating is on borrowed time and whatever you put over it inherits the same weak bond. And you cannot "switch to a penetrating oil" without first removing the film, because oil cannot soak through acrylic. The decision tree starts with the honest identification of what is on the wood right now.

2. The Causes, One by One

Peeling is a symptom with a short list of causes. Most failed decks have two or three of them working together.

Dirty, Mill-Glazed or Unweathered Wood

New lumber comes off the planer with a hard, burnished surface called mill glaze. The knives compress and heat the outer fibres, and on cedar and redwood in particular they bring natural extractives to the surface, leaving a glassy skin that water beads on. Stain applied straight onto mill glaze sits on top. The same goes for an older deck coated with pollen, mildew, grey degraded fibre or last year's sunscreen. A film needs a clean, open surface. A quick hose-down is not a clean.

Wood That Was Too Wet

This is the single most common cause we see. Stain, whether oil or water-based, needs the wood pores to be empty so it can move in. Wood above roughly 15 to 19 percent moisture content is still holding water in those pores, and the finish has nowhere to go. It cures as a skin, adhesion is poor, and as the wood dries over the following weeks the shrinking boards physically break the bond. Stain Over an Old, Failing Coating

A new film is only as strong as whatever it is stuck to. If there is a chalky, sun-degraded acrylic underneath, or a few loose flakes that got painted over rather than scraped, the new coat peels the moment the old one does — and it takes the new coat with it. This is why staining over old deck stain only works when the old finish is sound and compatible, and why the answer is so often "strip it first".

Over-Application

Wood can only absorb so much. Anything beyond that sits on the surface and cures as a glossy film, which is precisely what you do not want from a penetrating product. Two heavy coats of a semi-transparent oil on a dense, older deck is the classic version, and so is the "flood it on and leave it" approach from a pump sprayer with no back-brushing. The excess is what peels — often as thin, shiny, translucent flakes that look nothing like the matt finish the rest of the deck shows.

Water-Based Product Over Oil Residue

Acrylic stain over a deck that still has paraffinic or linseed oil in the top fibres is a recipe for a bond failure. The oil stops the water-based resin from wetting out and keying into the wood. It looks fine when it dries and comes off in plates the following spring. If you are switching chemistry, the old oil has to be stripped out with a sodium hydroxide product and the wood must pass an absorption test before the new coat goes on.

No Back-Brushing

Sprayed and rolled stain lands on the surface. A brush pass immediately afterwards works it into the grain, evens the film and picks up the excess. Skip it and you get pooling in the low spots and a thick skin at the board edges. On horizontal boards those pooled areas are the first places to peel.

UV Degradation of the Top Layer

Sunlight breaks down both the coating and the wood beneath it. On an unprotected deck the top few thousandths of an inch of wood fibre are photo-degraded into a loose grey fuzz within weeks. Coat over that fuzz and the film is glued to fibres that are no longer attached to the board. Even a well-applied film eventually loses its own binder to UV, goes chalky, and starts to release at the edges of every board.

Foot Traffic, Standing Water and the Horizontal Problem

Railings and balusters are vertical, shed water instantly and get oblique sun. Deck boards are horizontal, hold puddles for hours, take grit under people's shoes and face the sun square on for most of the day. The same product applied the same way lasts two to three times longer on the verticals. Where a board is cupped and holds water, or where a planter sits and the wood stays damp, the film fails first. If the peeling is concentrated around the steps, the grill and the doorway, traffic is doing the damage rather than a prep failure.

The Wrong Product for Pressure-Treated Wood

Treated southern yellow pine is dense, wet from the factory, and often carries a water-repellent additive from the treatment plant. Heavy film-forming products applied in the first season are a well-known failure. What works on PT is a thin, penetrating oil applied only once the wood has dried and passes the sprinkle test. 3. Diagnose It by the Pattern

The way a coating fails tells you why it failed, and that in turn tells you how much work the fix will involve. Walk the deck and look at where the peeling is and what the flakes look like.

Uniform peeling across the whole deck, boards and rails alike points to a prep or moisture problem at the time of application. The film never had a chance anywhere. Expect to strip everything.

Peeling only on the horizontal boards with the rails still tight is the normal wear pattern for a film in a real climate. The prep may have been fine; the product was simply the wrong kind for a floor. You may be able to strip the boards and leave the rails, though colour matching will be a challenge.

Peeling in the traffic lanes and around the door is abrasion. The bond was acceptable but the film is too soft for the use it is getting. A harder-wearing product, or a penetrating oil that wears away gracefully instead of peeling, is the answer.

Peeling around the edges and ends of every board with the centres holding is water getting in at the end grain and the board edges, freezing and lifting the film outward. Common on decks where the boards were never sealed on the cut ends, and on cupped boards where water sits in the trough.

Thin, glossy, translucent flakes rather than opaque coloured ones mean over-application of a penetrating product. The stain in the wood is fine; the excess on top is what is letting go. A good clean and a light strip of the surface film is often enough.

Flakes with a layer of old colour underneath mean a new coat was applied over an old failing one. Both have to come off. Look for the tell-tale second colour on the back of a flake.

Blotchy peeling that follows the pattern of the shade — the section under the pergola holds while the open area fails — is UV and thermal cycling. The film was adequate but the product is simply not durable enough for a south-facing floor in your climate.

Two quick physical tests confirm the diagnosis. First, press a strip of duct tape firmly onto an area that looks intact and rip it off: if coating comes with it, the whole deck is failing and spot repair is a waste of a weekend. Second, sprinkle water on a bare patch where the film has already gone: if it beads, there is still old finish or mill glaze in the wood and it needs stripping before anything new will bond.

4. The Fix: Strip, Brighten, Dry, Test

There is no shortcut here. A peeling film has to come off completely, the wood has to be returned to a clean and absorbent state, and only then does a new finish stand a chance. The sequence is always the same; the tools vary with what you are removing.

Step One: Remove the Loose Material

Scrape every lifting flake with a stiff putty knife or a carbide paint scraper, working with the grain. Sweep and blow the debris off. You are not trying to reach bare wood yet; you are removing everything that would otherwise contaminate the stripper or clog the sander.

Step Two: Choose Your Stripping Method

Chemical stripper is our default for semi-transparent oils and thinner acrylics. Sodium hydroxide deck strippers from Restore-A-Deck, DEFY and Olympic, or the Behr Premium stripper, are applied with a pump sprayer to a wet deck, left to dwell for 15 to 30 minutes without drying out, then rinsed with a pressure washer on a low-pressure fan tip. They dissolve the binder so the finish washes off rather than being blasted off. Keep them off plants and aluminium, wear eye protection and gloves, and never let the stripper dry on the wood. Sanding is the right tool for solid stains and resurfacers that laugh at chemical strippers, and for any deck where the boards are also badly weathered. A rented orbital floor sander with 36- or 60-grit paper takes the film and the grey fibre off in one pass; follow with 80-grit, and never go finer than that on a deck or the wood will not absorb the new stain. Edges and rails need a random-orbit hand sander and a great deal of patience. Sanding is slow and dusty but it produces the best possible surface for a new finish, and it is the only way to remove a thick resurfacer without harming the wood.

Pressure washing alone is the method most people reach for first and it is the one most likely to make things worse. At the 3,000-plus psi it takes to blast off a bonded film, the washer tears out the soft earlywood and leaves the surface furred, splintered and dimpled. Used correctly — 1,200 to 1,500 psi, a 25- or 40-degree tip, the wand kept moving with the grain and a foot or more off the deck — a pressure washer is a rinsing tool for stripper, not a stripping tool in its own right.

Step Three: Brighten With Oxalic Acid

Sodium hydroxide strippers leave the wood dark, fuzzy and alkaline. A wood brightener based on oxalic acid neutralises the residue, lightens the tannin stains, lifts rust marks from fastener heads and closes the raised grain back down. Mix per the label, spray it on the damp deck, give it 10 to 20 minutes and rinse. The colour change is dramatic and it is the step people skip because the deck already "looks clean". Skip it and the new stain goes on over an alkaline surface that can interfere with curing and leave the finish darker and blotchier than the sample chip.

Step Four: Let It Dry Properly

A stripped and rinsed deck is saturated. In warm, breezy, sunny weather it needs a minimum of 48 hours to come back below the 15 percent moisture content most stain manufacturers specify; in humid or cool conditions, or on a shaded deck, allow three or four days. A pin-type moisture meter costs less than a gallon of stain and removes the guesswork. Measure several boards, in the shade and in the sun, and measure the board ends where moisture lingers longest.

Step Five: Test Absorption Before You Open a Can

Sprinkle a handful of water on several boards. It should darken the wood and soak in within a minute or two. If it beads or sits in droplets for several minutes, there is either residual finish or mill glaze still present, or the wood is still too wet. Either way, stop. Stain applied now will peel again, and you will be back at step one next spring with a heavier stripping job because the new coat is bonded to the old residue. 5. Choosing the Replacement Product

You have a clean, dry, absorbent deck in front of you. This is the moment to decide whether you ever want to see peeling again, because the choice of product decides that far more than the brand does.

If You Want It to Look Like Wood: Penetrating Oil

A penetrating oil — Ready Seal, Cabot Australian Timber Oil, TWP 100 or 1500 series, Armstrong-Clark, or a paraffinic product like Penofin — cannot peel because it does not form a film. It fades. Every two to three years on the horizontals you clean the deck and put on a thin maintenance coat, with no stripping, no sanding and no colour-matching. It will never be as dramatic a transformation as a solid colour, and it does not hide a tired deck, but for anybody who has just spent three weekends stripping a failed film it is the obvious answer. If You Are Committed to the Film: Solid Stain, Done Right

A solid acrylic stain from Sherwin-Williams, Benjamin Moore Arborcoat or Cabot has its place: an old deck with mismatched replacement boards, grey checked cedar that will never look new again, or a colour scheme that needs to match the house. Go in with clear eyes. It is a paint job. It will need the same prep every time it fails, and in a hard climate the horizontals will need attention every three to five years. Choose a product with a proven track record on floors, not a general exterior solid stain, and apply it exactly as the label says. Oil or Water-Based?

Modern water-based semi-transparents have improved enormously and some genuinely penetrate, but as a group they are still more film-like than oils and more sensitive to surface contamination. 6. Applying It So It Never Peels Again

The application rules for a deck that will not peel are short and they are all about restraint.

Apply thin. One coat, worked in, is the goal on a penetrating oil. If the label allows a second coat, it means wet-on-wet within the window it specifies, on wood that drank the first coat quickly — not a second coat tomorrow on a deck that is already saturated. Any stain still sitting on the surface 20 to 30 minutes after application is excess; wipe or brush it out before it cures into a film.

Back-brush everything. Whether you spray, roll or use a stain pad, follow immediately with a brush to work the finish into the grain and even out the load. Work in the right conditions. Surface temperature between 50 and 90 degrees Fahrenheit, out of direct sun where possible, with no rain and no heavy dew forecast for the next 24 to 48 hours. Hot boards flash the solvent off before the stain can penetrate, which is one more way to end up with a surface film. We go into the details in what temperature to stain a deck.

Seal the end grain. Board ends absorb water ten times faster than the face. Give every cut end and the ends of the deck boards an extra dab of stain. It is the cheapest thing you can do to slow edge failure.

Plan the maintenance coat before you need it. With a penetrating oil, the schedule is a clean and a thin recoat when water stops beading on the boards, typically every two to three years on the floor and four to six on the rails. 7. When to Resurface or Replace Boards

Not every peeling deck deserves to be stripped and stained. Sometimes the wood underneath has reached the end of its useful life as a stainable surface, and pretending otherwise wastes money on both labour and product.

Consider a resurfacer when the boards are structurally sound — no rot, no soft spots, fasteners holding — but the surface is so checked, splintered and cupped that no stain will make it comfortable to walk on barefoot. Once a deck has a resurfacer on it, the only future options are more resurfacer or a very heavy sanding job to remove it. If you go this route, treat the prep as if you were applying epoxy to a garage floor: strip, brighten, dry, test, then apply exactly as directed.

Replace boards when a screwdriver pushes into the wood, when the board flexes underfoot, when the end grain is soft and dark, or when the checking is deep enough to trap water permanently. A handful of new boards mixed into a deck is the strongest argument for a solid stain, because no penetrating oil will make new pressure-treated pine match twelve-year-old cedar. Let the new boards dry to under 15 percent before you finish them, or you have simply installed the next peeling problem.

Replace the deck when more than a quarter of the boards need replacing, when the joists show rot at the board contact points, or when the ledger connection to the house is questionable. That last one is a safety issue, not a finishing one. A stain job on a structurally compromised deck is money spent on the wrong problem, and any honest contractor will tell you the same before quoting the refinish.

If you are hiring out, be wary of anyone who proposes to pressure wash and recoat a peeling film in a single day. The physics do not allow it. A proper strip, brighten, dry and stain is a three- to five-day job even on a small deck, and the drying time in the middle is not negotiable.

Common Mistakes

Staining over the flakes

A new coat over a failing film is bonded to something that is already letting go. It looks fine for a season and then both layers come off together, and the stripping job is now twice as thick.

Staining the day after washing

A pressure-washed deck is saturated to well over 20 percent moisture content. Stain cannot enter wet wood, so it cures on top as a film and lifts as the boards shrink. Wait at least 48 dry hours and confirm with a meter or the sprinkle test.

Applying a second coat because the first looked thin

Penetrating stains are supposed to look thin. The second coat has nowhere to go, cures as a glossy skin on the surface, and peels in translucent flakes the following year.

Blasting the film off at 3,000 psi

High pressure removes the coating and the soft wood with it, leaving a furry, splintered surface that soaks up stain unevenly and splinters underfoot. Use a stripper and rinse at low pressure, or sand.

Skipping the brightener

Sodium hydroxide stripper leaves the wood alkaline and darkened. Without an oxalic acid rinse the new stain cures slowly, goes on blotchy and darker than the chip, and the raised grain stays raised.

Frequently Asked Questions

Why is my deck stain peeling?

Because it is a film-forming product — a solid stain, an acrylic, a thick resurfacer, or a semi-transparent that was over-applied — and the film has lost its grip. Penetrating oil stains soak into the fibres and wear away; they do not peel. Peeling means the coating sat on top of wood that was dirty, too wet, mill-glazed or already coated.

Can I just stain over peeling deck stain?

No. Anything applied over a failing film fails with it, usually within a season. Remove every loose flake, then strip or sand the remainder back to sound, absorbent wood before you put anything new on it.

Do penetrating deck stains peel?

Applied properly, no. A penetrating oil such as Ready Seal or Cabot Australian Timber Oil soaks into the wood and fails by fading and wearing thin. Why does stain peel on the deck boards but not the railings?

Horizontal boards take foot traffic, standing water and direct overhead sun. Water sits on and in the film, freezes and lifts it, while UV breaks down the top of the coating. Rails and balusters shed water instantly and spend part of the day in shade, so the same product lasts far longer on them.

Is peeling worse on pressure-treated wood?

Often, yes. Fresh pressure-treated lumber is saturated from the treatment process and some mills add a waxy water repellent that slows penetration for months. Stain applied before the wood dries to under roughly 19 percent moisture content cannot soak in, so it sits on top and lifts.

Should I switch to a deck resurfacer after peeling?
