Water-Based vs 100% Solids Epoxy
Two cans on the shelf both say "epoxy garage floor coating". One costs 150 dollars and one costs 600. The difference is not marketing. It is how much of what you pour on the floor is still there when it dries.

The word "epoxy" on a label tells you the family of chemistry. It tells you nothing about how much of that chemistry ends up on your floor. That number is the solids content, and it is the single most useful thing on the can.
1. Solids Content and Film Thickness
Every liquid coating is made of two things: the material that will become the cured film, and the carrier that makes it thin enough to spread. The carrier evaporates. The solids stay. When a can says "48 per cent solids by volume", it is telling you that roughly half of what you roll onto the floor will leave as vapour over the next day, and the film you are left with is about half as thick as the wet coat you applied.
Water-based garage epoxies, which is what the majority of big-box kits are, generally run 40 to 60 per cent solids. Applied at the recommended spread rate, the wet coat is around 5 to 7 mils and the dry film ends up at 2 to 4 mils. For reference, a sheet of printer paper is about 4 mils thick. Two coats of a water-based epoxy gives you a total film comparable to one or two sheets of paper. It is a real coating and it does a real job, but it is thin.
Solvent-based epoxies sit in the middle, typically 50 to 70 per cent solids. They were the standard DIY product twenty years ago and have been squeezed out by VOC regulations in many states. Where you can still buy them they lay down 4 to 7 mils dry per coat and have excellent penetration into the concrete, but the solvent odour is severe.
A 100 per cent solids epoxy has no carrier at all. What you mix is what you get. The two components react with each other to form the film and nothing evaporates, so a wet coat of 10 mils cures to a dry coat of 10 mils. Typical garage applications run 8 to 20 mils per coat depending on how aggressively it is spread, and some self-levelling formulas are poured at 30 mils or more. A single coat of 100 per cent solids is three to five times thicker than a coat of water-based, and that thickness is where almost every performance advantage comes from.

One more note on labels. Some products quote solids by weight rather than by volume, and by weight the number is always higher because the pigments and fillers are dense. A "70 per cent solids" water-based epoxy quoted by weight may be closer to 50 per cent by volume. Look for the phrase "by volume" on the technical data sheet, because film thickness follows volume, not weight.
2. One-Part, Two-Part and the Chemistry
True epoxy is always a two-part system. Part A is an epoxy resin, most commonly a bisphenol A based liquid. Part B is a hardener, usually an amine. When they are mixed the amine groups on the hardener open up the epoxide rings on the resin and the two lock together into a dense, cross-linked three-dimensional network. That cross-linking is what gives epoxy its hardness, its adhesion and its chemical resistance, and it cannot happen without both components in the correct ratio.
What differs between a water-based and a 100 per cent solids product is how those two components are delivered. In a 100 per cent solids system, Part A is neat resin and Part B is neat hardener. Both are thick, honey-like liquids at room temperature, and the mixed material is thick enough to stand up in a bead. In a water-based system, the resin and hardener are each emulsified into water with surfactants so they can be rolled like paint. Once applied, the water has to evaporate before the two can fully find each other and cure, which is why water-based epoxies are slower to reach hardness and why humidity matters so much during application.
Then there is the "one-part epoxy" on the shelf next to them. Be careful with that. A single-can product that needs no mixing is not a true epoxy; it is an acrylic or alkyd paint with some epoxy ester modification that cures by drying, not by chemical reaction. The film is thin and soft and it behaves like paint because it is paint. We cover this in garage floor paint vs epoxy. The emulsifiers in a water-based epoxy also leave a mark on the finished film. Surfactants stay behind after the water is gone, and they make the cured coating slightly more permeable and slightly softer than a solvent-free film of the same resin. This is not a defect so much as a trade-off: the same additives that make the product easy to roll and clean up with water are the ones that limit its ultimate performance.
3. Pot Life, Working Time and Forgiveness
Pot life is how long you have between mixing the two parts and the point where the material in the bucket becomes too thick to spread properly. It is the number that separates a relaxed Saturday afternoon from a panic, and it is where the two products could not be more different.
A water-based epoxy typically gives you one to two hours of pot life, and because the reaction is slowed by the water it stays workable on the floor for another 30 to 60 minutes after that. You can mix the whole kit, roll it out at a comfortable pace, go back and fix a thin spot, and even take a break. If you have painted a room you can apply a water-based epoxy.
A 100 per cent solids epoxy is a different animal. Pot life is usually quoted at 20 to 40 minutes at 75 degrees Fahrenheit, and that is for the standard formulation. Fast-cure versions are shorter. The mixed material also generates its own heat as it reacts, so a full three-gallon batch left in the bucket will kick off far faster than the data sheet suggests. The trick every installer learns is to get it out of the bucket and onto the floor immediately, because material spread thin on concrete dissipates heat and gives you a longer working window than the same material sitting deep in a pail.
Once it is on the floor you have perhaps 30 to 45 minutes to spread, back-roll and broadcast flakes before it starts to gel. There is no going back to a spot that has begun to set. If you try, the roller drags and leaves permanent marks in the film. This is why 100 per cent solids work is done with two people at minimum, one mixing and pouring in a steady rhythm while the other spreads and rolls, and why the room, the tools and the order of operations are all planned before the first batch is mixed.
Temperature shortens all of this. At 90 degrees the pot life of a 100 per cent solids epoxy can drop to 10 or 15 minutes, which is close to unworkable for a first-timer. Most installers will not apply it above 85 degrees slab temperature and prefer to work early in the morning in summer. At the cold end, below 55 degrees, the material thickens, spreads poorly and may never fully cure.
4. Odour, VOCs and Hiding Imperfections
Smell and Solvents
The intuition that the expensive professional product will smell worse is backwards. Water-based epoxy is nearly odourless, which is a real advantage in an attached garage with a bedroom above. Solvent-based epoxy is the one that drives a family out of the house for a night; the xylene or similar carrier is what you smell and it can linger for days. 100 per cent solids epoxy has a mild, slightly sweet amine odour while it cures and it is largely gone within 24 hours, because there is simply no solvent to evaporate.
VOC content follows the same pattern. Water-based products sit under 100 grams per litre. 100 per cent solids products are typically under 50 grams per litre and many are at or near zero, which is why they are legal for sale in California and other low-VOC states where the old solvent-based products have disappeared.
Self-Levelling and Hiding the Slab
A thin coating shows everything underneath it. Trowel marks, small pits, the texture left by grinding, hairline cracks and the ghost of old stains all telegraph through a 3 mil film. A water-based epoxy is essentially a tinted skin on the concrete, and if the slab is rough or scarred you will still see it, just in a nicer colour.
A 100 per cent solids epoxy at 10 to 15 mils has enough body to flow. It fills the grinding profile, bridges pinholes and small pits, and settles into a flat plane that hides most of what the slab was doing before. Full self-levelling formulations poured at 30 mils and above will erase almost all surface texture. For a garage with a rough or heavily repaired slab, this alone can justify the price difference, because no amount of water-based epoxy will ever make that floor look smooth.
5. Durability, Hot Tires and Chemicals
Film thickness is a proxy for almost everything people mean when they say durability. A thicker film takes longer to wear through under foot traffic, absorbs more of an impact before the concrete underneath chips, and puts more material between a chemical spill and the slab. The 100 per cent solids product wins here simply by being three to five times thicker, before you even consider that its cross-link density is higher and its film is harder.
Hot-Tire Pickup
Hot-tire pickup is the failure that defines a garage floor coating. A car comes home with tires at 130 to 150 degrees after highway driving, parks, and as the rubber cools it contracts and grips the coating. If the coating softens at that temperature, or if its bond to the concrete is weaker than its bond to the tire, the tire peels it up on the next departure. Water-based epoxies, with their thinner film and softer surfactant-laden cure, are noticeably more vulnerable. 100 per cent solids epoxies have higher heat resistance and a stronger mechanical key into the concrete profile, and topped with a urethane or polyaspartic clear they are close to immune. Chemical Resistance
Gasoline, brake fluid, antifreeze, road salt, battery acid and the occasional bottle of lawn chemical all end up on a garage floor eventually. Both types of epoxy handle brief exposure to most of them. The difference shows up with time and with the harsher fluids. Brake fluid and gasoline left to sit will soften a water-based film and can lift it. A 100 per cent solids film resists both for far longer and cleans up without a mark. If you work on cars, the choice is made for you.
Realistic Lifespan
In our experience, and taking a properly ground slab as the baseline, a two-coat water-based epoxy gives two to five years before wear paths, tire marks and the first peeling appear. A 100 per cent solids system with a compatible topcoat gives ten to twenty. 6. Cost, Coverage and the Gallon Myth
A big-box water-based kit for a two-car garage sells for roughly 100 to 250 dollars and covers 400 to 500 square feet in a single coat, which is what most of them are designed to do. Add a second kit for a proper two-coat system and a clear topcoat, and you are at about 50 cents to a dollar per square foot in materials. That is cheap, and it is the whole reason the category exists.
A 100 per cent solids system is priced differently. A three-gallon kit of body coat runs 250 to 450 dollars and covers 300 to 450 square feet at 10 to 12 mils, depending on how far you push it with the squeegee. Add a primer coat, a full flake broadcast and a polyaspartic or urethane clear, and materials for a two-car garage land somewhere between 1,000 and 1,800 dollars, or 2 to 4 dollars per square foot. The Coverage Claim to Watch For
The number that fools people is the coverage per gallon. A gallon of any liquid spread at 1 mil covers about 1,600 square feet, so a claim of "one gallon covers 250 square feet" means a wet film of roughly 6.4 mils. For a 50 per cent solids product that is a dry film of about 3 mils. Stretch the same gallon to 400 square feet, which some kits allow on the label, and you are down to 2 mils dry. Extra coverage is not a bonus; it is a thinner floor.
Apply the same arithmetic to a 100 per cent solids product and you see why they cannot be spread far. A gallon at 10 mils covers 160 square feet, and it stays 10 mils. Any brand promising 300 square feet per gallon of a 100 per cent solids epoxy is either describing a primer coat or expecting you to spread it too thin to self-level. Buy by the target mil thickness, not by the square footage on the box.
7. Application: Tools, Temperature, Recoats
Tools
Water-based epoxy goes on with a 3/8 inch nap roller on an extension pole and a brush for the edges, exactly like paint. Cut in the perimeter, roll in sections, keep a wet edge, and you are done in an hour. Cleanup is with water.
100 per cent solids epoxy needs a different kit. The material is poured out of the bucket in a ribbon across the floor and spread with a notched squeegee, whose teeth are sized to leave a controlled thickness, often around 10 to 12 mils. The spread material is then immediately back-rolled with a lint-free 3/8 or 1/2 inch roller to even it out and pop any air. You walk on the wet coating in spiked shoes to reach the middle of the floor and to broadcast flakes. You will also need clean mixing buckets, a slow-speed drill with a proper mixing paddle, and solvent for cleanup, because water does nothing to it. Temperature and Humidity
Both products want a slab temperature between roughly 55 and 85 degrees, and at least 5 degrees above the dew point so moisture does not condense on the floor. Water-based epoxy is additionally sensitive to humidity, because the water has to leave the film before it can cure; above 80 per cent relative humidity it can stay soft for days and cure cloudy. 100 per cent solids epoxy does not care about humidity in the same way but cares enormously about temperature for the pot-life reasons above.
Recoat Windows
Recoat timing is where careful reading of the data sheet pays off. Water-based epoxy usually allows a second coat after 12 to 24 hours and stays receptive for several days. 100 per cent solids epoxy has a narrower window, commonly 12 to 24 hours minimum and 48 to 72 hours maximum. Miss the maximum and the cured surface has to be sanded to give the next coat something to grip. Full cure for foot traffic is one to two days for both; vehicle traffic wants three to seven days for water-based and five to seven for 100 per cent solids. Flakes and Topcoats
Decorative vinyl flakes need a wet film thick enough to hold them. A 100 per cent solids base coat at 10 mils or more will accept a full broadcast to refusal, meaning flakes are thrown until no more will stick, which is how the seamless speckled professional look is achieved. A water-based epoxy at 3 mils can only take a light scatter; a heavy broadcast will stand proud, feel rough and shed flakes for months. Both systems benefit from a clear topcoat, and this is where the two converge. A quality urethane or polyaspartic clear adds UV stability, scratch resistance and hot-tire resistance to either base, and it is the topcoat that takes most of the daily abuse. 8. Who Should Choose Which
After all of that, the decision is not complicated. It depends on what you want the floor to do and how long you want it to last.
Choose Water-Based If
You are renting or expect to sell within a few years. You want a clean, dust-free, easy-to-sweep floor rather than a showpiece. Your budget for the whole job is under 400 dollars. You have never applied a two-part coating and want a forgiving first attempt. The garage is attached and odour matters. The floor is low-duty, with a car parked for short trips and no heavy tools or chemicals. In all of those cases a water-based kit such as Rust-Oleum EpoxyShield, applied over properly ground concrete and topped with a clear, is a perfectly sensible choice. Just go in knowing you will be recoating in a few years.
Choose 100 Per Cent Solids If
You want the floor to last ten years or more without touching it. You park daily and drive on the highway, so hot-tire pickup is a real risk. You work on vehicles or store chemicals. The slab is rough or patched and you want it to look flat. You want a full flake floor. You have a helper, a free weekend with the right weather, and the temperament to plan every step before opening the first can. In that case buy a 100 per cent solids kit from a coatings supplier rather than the paint aisle, follow the mil thickness rather than the square footage, and top it with a polyaspartic clear.
The Middle Path
One approach we like for the serious DIYer is a hybrid: a thin water-based or solvent-based epoxy primer to penetrate and seal the ground concrete, then a single coat of 100 per cent solids body coat with flakes, then a polyaspartic clear. The primer handles outgassing and moisture risk, the body coat delivers the thickness, and the clear delivers the wear resistance. It costs more than a kit but far less than a contractor, and it is how many high-end garage floor coatings are actually built.
Whichever way you go, remember that the prep matters more than the product. A 100 per cent solids epoxy over dusty, etched concrete will fail before a water-based epoxy over a ground and vacuumed slab. Read our concrete preparation guide before you spend a dollar on coating.
Common Mistakes
Comparing price per kit instead of price per mil
A 150 dollar kit that leaves 3 mils is not cheaper than a 400 dollar kit that leaves 12 mils. Work out the dry film thickness you are buying and the years you expect from it.
Mixing a full batch of 100 per cent solids and then cutting in
Material sitting in the bucket generates heat and gels in minutes. Pour it out onto the floor immediately and cut in with a small amount you have set aside.
Stretching a water-based kit to the maximum coverage on the label
The high end of the coverage range means a 2 mil film. That is a stain, not a coating. Apply at the low end of the range and buy a second kit.
Broadcasting a full flake load onto a thin water-based coat
The film cannot hold the flakes. They stand up, feel like sandpaper, and shed for months. A thin coat takes a light scatter and nothing more.
Applying 100 per cent solids in a hot garage
Above 85 degrees the pot life collapses to a few minutes and the floor is covered in roller marks and gelled ridges. Work at dawn in summer, or wait for a cooler day.
Frequently Asked Questions
What does 100 per cent solids epoxy mean?
It means nothing in the can evaporates. Every ounce of resin and hardener you spread on the floor stays there as cured film. A water-based epoxy might be 40 to 60 per cent solids, so roughly half the wet coat leaves as water vapour and the dry film is only half as thick as what you rolled on.
Is water-based epoxy any good for a garage floor?
It is fine for a light-duty floor, a rental, or a quick refresh, and it is by far the easiest epoxy to apply. Over properly ground concrete a two-coat water-based system will give you two to five years of reasonable service. It will not resist hot tires, dropped tools or chemicals the way a thick 100 per cent solids floor does.

It is also thick, so it has to be poured out in ribbons and spread with a notched squeegee before back-rolling. There is no stopping for a break and no going back over a spot that has started to set.
How much does 100 per cent solids epoxy cost compared to water-based?
Water-based kits run roughly 50 cents to a dollar per square foot in materials for a two-coat system. A 100 per cent solids build with primer, body coat and a clear topcoat lands around 2 to 4 dollars per square foot in materials alone. On a 450 square foot garage that is roughly 300 dollars against 1,000 to 1,800 dollars.
Does 100 per cent solids epoxy smell?
Less than you would expect. Because there is no solvent to evaporate, the odour is mild and mostly gone within a day. Solvent-based epoxies are the ones that clear out a house. Water-based epoxies have almost no smell at all, which is part of their appeal for attached garages.
Can I put decorative flakes in water-based epoxy?
Yes, but only a light scatter. A 2 to 4 mil film cannot hold a full flake broadcast, and heavy flakes will stand proud and feel rough underfoot even after a topcoat. If you want the full-coverage flake floor look, that requires the thick wet film of a 100 per cent solids or polyaspartic base coat.
Which epoxy lasts longer on a garage floor?
100 per cent solids, by a wide margin, provided the prep is right. A well-installed 100 per cent solids system with a urethane or polyaspartic topcoat routinely lasts 10 to 20 years in a residential garage. A water-based system over the same slab is usually showing wear paths and hot-tire marks within 2 to 5 years.

The Bottom Line
Solids content is film thickness, and film thickness is lifespan. A water-based epoxy is a thin, easy, low-odour coating that gives a few years of clean floor for a couple of hundred dollars. A 100 per cent solids epoxy is a thick, demanding, unforgiving coating that gives a decade or two for four times the money and a genuinely hard weekend.
Neither is the wrong answer. The wrong answer is buying the thin one expecting the thick one's performance, or buying the thick one without a helper, a plan and a cool morning to apply it. Decide what you want the floor to do, then read the solids number, not the brand.
