The question is framed as a choice between two products, and it very rarely is. Nearly every deck stain on the shelf already contains the water repellent that a sealer sells on its own, which means the real decision is not stain or sealer but how much pigment you are willing to put on the wood.

1. The Short Answer

A clear sealer stops liquid water soaking into the timber. A stain stops liquid water soaking into the timber and puts pigment in the way of ultraviolet light. Water causes cupping, checking, splitting and rot. Ultraviolet light causes the silvery grey. If you only stop the water, you get a deck that stays structurally sound while it goes grey anyway, which is exactly the outcome that surprises people a year after a weekend of work.

The Rule Worth Remembering

Water repellency is what a coating does. Pigment is what makes it last.

Sunlight breaks down both the wood surface and the binder holding the coating together. Pigment absorbs and scatters that light before it gets to either. This is why, on the same deck in the same climate, a clear coat needs redoing in a year and a solid coat is still working in four.

For the overwhelming majority of decks, the correct answer is a pigmented stain. The only common situations where a clear sealer is the better call are covered in section seven, and they are narrower than the shelf space given to clear products suggests.

2. What Each One Actually Does

Strip the marketing away and there are three functional ingredients in any deck finish, in various proportions.

  • A water repellent, usually a wax or a resin, which makes the surface shed liquid water rather than drink it.
  • A binder, oil or acrylic, which carries everything into or onto the wood and holds it there.
  • Pigment, the finely ground solid that gives colour and, far more importantly, blocks ultraviolet light.

A clear sealer is the first two without the third. A stain is all three. That is the whole distinction, and it explains why a product labelled "stain and sealer in one" is not a marketing trick — it is an accurate description of what nearly every exterior stain has always been. There is a fourth ingredient worth knowing about, though it does not change the stain-versus-sealer question: a mildewcide. Most quality exterior finishes carry one, and on a shaded, damp deck it is doing quiet work that you only notice by its absence. It has nothing to do with pigment or repellency and does not survive as long as either.

3. The Opacity Ladder

Rather than two categories, think of a single ladder running from no pigment to complete coverage. Every rung trades away grain for durability.

Those figures assume a horizontal, fully exposed deck surface, which is the harshest place a wood finish is ever asked to work. Note where the failure mode changes. Everything down to semi-solid penetrates the wood and wears away, which means it fades rather than flakes and a recoat is mostly a matter of cleaning. Solid stain and paint sit on the surface as a film, which lasts longer but eventually peels, and peeling has to be stripped rather than washed. 4. Why Pigment Decides Everything

Wood is roughly a quarter lignin, the natural polymer that binds the cellulose fibres together and gives timber its colour. Lignin is also unusually good at absorbing ultraviolet light, and when it does, it degrades. The surface layer of a deck left in full sun loses its lignin over a season or two, leaving loose grey cellulose fibres that wash off in rain and expose the next layer down. That is what greying is, and it is happening whether the deck is wet or dry.

A clear coating cannot interrupt that process, because ultraviolet light passes straight through it. Worse, the same light that is destroying the lignin is also attacking the binder in the coating, so a clear finish on a sunny deck is being consumed from above and losing its grip from below at the same time. Pigment particles interrupt this by absorbing or scattering the light before it reaches either the wood or the binder. One practical consequence surprises people: darker does not automatically mean more protection. A dark pigment absorbs more heat, and a horizontal deck in full sun can reach surface temperatures that stress any coating and make the boards uncomfortable underfoot. 6. Lifespan and the Recoating Reality

Manufacturer lifespans are printed for a reason and they are not dishonest, but they describe a best case: correct wood, correct preparation, correct weather, and a surface that gets some shade. Read them as ceilings rather than expectations. A deck in unbroken southern sun with a dog and a barbecue on it will not match the label, and that is not a product fault.

What actually changes the number on a real deck is a short list. Sun exposure comes first by a wide margin. Preparation comes second, because a coating applied over a dirty or still-sealed surface never bonds properly and starts failing early regardless of quality. The recoat itself differs sharply between the two ends of the ladder, and this is the part worth thinking about before you buy. A worn semi-transparent stain is cleaned and recoated in a weekend with no stripping. A failed solid stain or paint has to be scraped and stripped first, which is genuinely unpleasant work and can take longer than the original job. 7. Where a Clear Sealer Genuinely Wins

Clear sealer has a real place, and it is worth being specific about where, because the advice to always use pigment is nearly right rather than entirely right.

  • Dense tropical hardwoods. Ipe and its relatives are too dense to absorb much pigment, and their natural oils and extractives already resist rot. A penetrating clear or lightly tinted oil, refreshed annually, is the normal approach.
  • You want the wood to grey deliberately. Coastal and modern designs often aim for silver, and a clear sealer lets the colour go while still keeping water out of the end grain.
  • Heavily shaded structures. Where UV is genuinely low, the pigment argument weakens and water and mildew resistance become the whole job.
  • You genuinely will recoat every year. Annual clear coats keep a deck looking close to new. Most people do not sustain this, but if you will, it works.

What links all four is honesty about the maintenance schedule. Clear finishes work when they are refreshed often, and disappoint when they are treated like a multi-year coating. 8. The Ten-Year Cost, Which Is the Real Comparison

Per-can pricing makes clear sealer look cheap and solid stain look expensive, and over a decade the ranking often reverses. On a typical deck, a clear sealer wants doing roughly six to eight times in ten years, a semi-transparent stain three or four, and a solid stain two or three. Multiply the material by those numbers and the gap narrows sharply.

Then add the labour, which is where the real cost sits for a homeowner. Every recoat is a full weekend: clear the furniture, wash the deck, wait for it to dry, apply, wait again. Six of those weekends is a meaningfully different life from three, and nothing about the cheaper can compensates for it. The counterweight is the eventual strip. A solid finish that has been recoated twice will one day need taking back to bare wood, and that is a job with a real cost of its own. Reading a Label Without Being Misled

Once you know that pigment is the variable, product names stop being confusing. "Waterproofing wood stain" is a pigmented finish with a repellent, which is to say a normal deck stain. "Clear wood finish" or "water seal" is the repellent alone. "Toner" is a stain with a trace of pigment. "Semi-transparent" and "solid colour" describe how much. Nothing in the naming tells you about quality, only about opacity, and two products at the same rung can perform very differently.

The number worth finding on the can is the coverage rate, given in square feet per gallon. A penetrating semi-transparent stain typically claims somewhere in the region of two hundred to four hundred square feet per gallon on smooth wood, and considerably less on rough or weathered timber that drinks more. A wildly high coverage claim usually signals a thin product, and a low one usually signals a heavy-bodied film former. The second thing to check is whether the product is oil-based or water-based, because it determines cleanup, cure time, smell, and how the next recoat will behave. Why the Preparation Matters More Than the Choice

It is worth saying plainly that the stain-versus-sealer decision matters less than what happens before either goes on. A mid-priced semi-transparent stain applied to a properly cleaned, brightened and dry deck will outlast a premium product applied over mill glaze, mildew or a still-working old sealer. Adhesion and penetration are decided entirely by the state of the wood at the moment of application, and no formula compensates for a surface that will not accept it.

The single most useful diagnostic costs nothing. Sprinkle a little water on several parts of the deck and watch. If it beads and sits, something is still repelling it — old sealer, mill glaze on new lumber, or a factory coating — and any finish applied now will sit on the surface and dry blotchy. Choosing a clear sealer when you wanted colour retention is the mildest mistake on the list. The deck greys under a working water repellent, you are disappointed at the end of the first summer, and the fix is a clean and a pigmented recoat. Nothing has to be stripped, because the sealer wears rather than peels. It costs a season and a weekend.

Going the other way is more expensive. Putting a solid stain or paint on a deck that will be hard to strip later commits you to that decision more or less permanently, because a solid coating cannot be undone with a wash and going back to a semi-transparent look means taking every trace off. If you want one recommendation to work from, it is this: on an exposed pressure-treated deck, a quality semi-transparent stain in a mid-tone, applied to properly prepared wood in settled weather, gives the best balance of appearance, lifespan and future flexibility that any product on the shelf can offer. It shows the grain, it carries enough pigment to genuinely slow the greying, it wears rather than peels, and it leaves every option open for the next coat in two or three years' time.

Deviate from that default for a reason rather than out of habit. Go clearer for a hardwood or a deliberate silver finish, and accept the annual schedule that comes with it. Go more opaque for a tired deck with uneven colour or a previous solid coating, and accept that the eventual reset will be harder. 9. Common Mistakes to Avoid

Expecting a Clear Sealer to Stop Greying

It cannot, because ultraviolet light passes straight through it and greying is UV damage to the wood surface. The sealer is doing its job while the deck turns silver. If colour retention is the goal, the product needs pigment in it, and the amount of pigment sets how long the colour lasts.

Applying a Clear Sealer Over a Fresh Stain

Almost every deck stain already contains the repellent, so a clear topcoat adds nothing and risks a surface film that clouds, gets sticky, or peels off in sheets the following spring. Unless the stain manufacturer specifies a matched topcoat, the stain is the finished system.
